This thesis examined both domestic and international forest investment options for a Finnish non-industrial private forest investor. The focus was on forest-based investment instruments. The influence of movements of currency exchange rates on foreign returns were also taken into account. Annual data from 1995 to 2011 was used. The main portfolio optimization model in this study was the Mean-Variance model but the results were also validated by using the Value at Risk and Expected Shortfall models. In addition, the exchange rate risk hedging was established by using one-week-maturity forward contracts. The results suggested that 75 % of the total wealth should be invested in Finnish private forests and the rest, 25 %, to a US REIT, in this case Rayonier. With hedging, the total return on the portfolio was 7.21 % (NIPF 5.3%) with the volatility of 6.63 % (NIPF 7.9%). Taxation supported US investments in this case. As a conclusion, a Finnish private forest investor may, as evidenced, benefit in diversifying a portfolio using REITs in the US.

This paper investigates the time series behaviour of the relative benefits of sector and regional diversification strategies, using the notion of cross-sectional dispersion introduced by Solnik and Roulet (2000). Using monthly data over the period 1987:1 to 2002:12, four sector and four regional classifications are examined in the UK. The results indicate that sector and regional dispersion indices are highly time varying and so dwarf any lower frequency cyclical components that may be present. Nonetheless, periods of high dispersion are closely followed by periods of low dispersion, suggestive of cyclical behaviour of sector and regional diversification benefits. Then, using the HP-filter we isolated the cyclical component of the various dispersion indices and found that the sector dispersion indices are generally above the regional dispersion indices. This implies that a sector diversification strategy is likely to offer greater risk reduction benefits than a regional diversification approach. Nonetheless, we find that in some periods, certain regional diversification strategies are of equal or greater benefit than certain sector approaches. The results also appear to be quite sensitive to the classifications of sectors and regions. Hence, the appropriate definition of sectors and regions can have important implications for sector and regional diversification strategies.

The main objective of this study is to investigate whether the Finnish investors’ country-specific strategy concentrating on emerging markets provides diversification benefits. We also analyze whether the benefits of international diversification has been diminished after periods of high volatility caused by different market crisis. The objective is investigated with three methods: Correlation coefficients, rolling correlations added with OLS trend-lines and Box’s M statistic. All the empirical tests are analyzed and calculated with logarithmic returns of weekly time series data from Friday closing values between January 1995 and December 2007. The number of weekly observations is 678. The data type is total return indices of different countries. Data is collected from DataStream and provided by Datastream Financial. Countries investigated are Finland, Argentina, Brazil, Chile, China, India, Mexico, Poland, Russia, South Africa, South Korea, Thailand and Turkey. The current data is quoted both in U.S. Dollars and local currencies. The empirical results of this thesis show that the correlation coefficients are time-varying across Finland and 12 emerging market countries. Although the correlations have risen from 1995 to 2007, there can be found sub-periods where the correlation has declined from earlier period. The results also indicate that a Finnish investor constructing a portfolio of emerging market countries cannot rely on the correlation coefficients estimated from historical data because of the instability of correlation matrices.

Portfolio diversification benefits have been extensively documented and acknowledge in the literature since 1952. However, the majority of the studies have focus on an equity context, and only very few on bonds. The study purposed tries to understand and measure the diversification benefits for a pure bond portfolio by investing in securities with different credit risks, maturities and even geographies. Diversification benefits were achieved under the proposed model and some conclusions were withdrawn.

Tutkimus keskittyy kansainväliseen hajauttamiseen suomalaisen sijoittajan näkökulmasta. Tutkimuksen toinen tavoite on selvittää tehostavatko uudet kovarianssimatriisiestimaattorit minimivarianssiportfolion optimointiprosessia. Tavallisen otoskovarianssimatriisin lisäksi optimoinnissa käytetään kahta kutistusestimaattoria ja joustavaa monimuuttuja-GARCH(1,1)-mallia. Tutkimusaineisto koostuu Dow Jonesin toimialaindekseistä ja OMX-H:n portfolioindeksistä. Kansainvälinen hajautusstrategia on toteutettu käyttäen toimialalähestymistapaa ja portfoliota optimoidaan käyttäen kahtatoista komponenttia. Tutkimusaieisto kattaa vuodet 1996-2005 eli 120 kuukausittaista havaintoa. Muodostettujen portfolioiden suorituskykyä mitataan Sharpen indeksillä. Tutkimustulosten mukaan kansainvälisesti hajautettujen investointien ja kotimaisen portfolion riskikorjattujen tuottojen välillä ei ole tilastollisesti merkitsevää eroa. Myöskään uusien kovarianssimatriisiestimaattoreiden käytöstä ei synnytilastollisesti merkitsevää lisäarvoa verrattuna otoskovarianssimatrisiin perustuvaan portfolion optimointiin.

We examine the newly developed international diversification instruments–iShares traded on the American Stock Exchange. Given the fact that iShares can be created and redeemed at will, the daily price of an iShare is expected to be equal to the daily portfolio value of the underlying assets in the home-country market. Therefore, theoretically, iShare pricing should be influenced by the risk from the iShare's home-country market and not the risk from the US market, per se. We evaluate the risk exposure of iShare prices to the US market (non-fundamental effect) as well as the home-country market (the fundamental effect). We find that most iShare returns are significantly influenced by and sensitive to the US market risk. Moreover, the US market appears to be the key permanent driving factor and the home-country market is a pronounced transitory driving force for iShare prices. These findings indicate the presence of limits of international arbitrage for iShares. As a result, the international diversification benefits of iShares become questionable.

My dissertation consists of three essays. The central theme of these essays is the psychological factors and biases that affect the portfolio allocation decision. The first essay entitled, “Are women more risk-averse than men?” examines the gender difference in risk aversion as revealed by actual investment choices. Using a sample that controls for biases in the level of education and finance knowledge, there is evidence that when individuals have the same level of education, irrespective of their knowledge of finance, women are no more risk-averse than their male counterparts. However, the gender-risk aversion relation is also a function of age, income, wealth, marital status, race/ethnicity and the number of children in the household. The second essay entitled, “Can diversification be learned ?” investigates if investors who have superior investment knowledge are more likely to actively seek diversification benefits and are less prone to allocation biases. Results of cross-sectional analyses suggest that knowledge of finance increases the likelihood that an investor will efficiently allocate his direct investments across the major asset classes; invest in foreign assets; and hold a diversified equity portfolio. However, there is no evidence that investors who are more financially sophisticated make superior allocation decisions in their retirement savings. The final essay entitled, “The demographics of non-participation ”, examines the factors that affect the decision not to hold stocks. The results of probit regression models indicate that when individuals are highly educated, the decision to not participate in the stock market is less related to demographic factors. In particular, when individuals have attained at least a college degree and have advanced knowledge of finance, they are significantly more likely to invest in equities either directly or indirectly through mutual funds or their retirement savings. There is also evidence that the decision not to hold stocks is motivated by short-term market expectations and the most recent investment experience. The findings of these essays should increase the body of research that seeks to reconcile what investors actually do (positive theory) with what traditional theories of finance predict that investors should do (normative theory).

The advent of the European Union has decreased the diversification benefits available from country based equity market indices in the region. This paper measures the increase in stock integration between the three largest new EU members (Hungary, the Czech Republic and Poland who joined in May 2004) and the Euro-zone. A potentially gradual transition in correlations is accommodated in a single VAR model by embedding smooth transition conditional correlation models with fat tails, spillovers, volatility clustering, and asymmetric volatility effects. At the country market index level all three Eastern European markets show a considerable increase in correlations in 2006. At the industry level the dates and transition periods for the correlations differ, and the correlations are lower although also increasing. The results show that sectoral indices in Eastern European markets may provide larger diversification opportunities than the aggregate market. Tutkimuksen tarkoituksena on selvittää, kumpi on suomalaisen sijoittajan näkökulmasta tehokkaampi tapa allokoida portfolio Euroopan alueelle, maa- vai toimialalähestymistapa. Tätä tutkitaan käyttämällä aineistoa vuosilta 1999-2003. Tilanne ennen vuotta 1999 on aikaisempien tutkimusten perusteella melko hyvin selvillä, joten tutkimus antaa tuoretta tietoa siitä, miten poikkeuksellinen tuottohistoria vaikuttaa portfolion allokointiin. Aihetta tutkitaan käyttämällä 16 Euroopan alueen maaindeksiä ja kymmentä toimialaindeksiä. Indeksit ovat logaritmisia nettotuottoindeksejä, ja niistä on laskettu korrelaatiot, keskihajonnat sekä tehokkaat rintamat. Indekseistä on myös muodostettu 11 esimerkkiportfoliota, joiden avulla on analysoitu erilaisten portfolioiden suorituskykyä. Tuloksien mukaan maakohtaisella sijoitusstrategialla on etenkin laskevilla markkinoilla mahdollisuus saavuttaa parempi riski/tuotto-suhde, vaikka sijoitettaisiin pelkästään toimialoihin, joita yleisen käsityksen mukaan kannattaa suosia laskevilla markkinoilla. Toimialasijoittaminen taas tarjoaa hieman parempia mahdollisuuksia portfolion hajautukseen. Hajautuksen hyödyt suomalaiselle sijoittajalle tulivat tutkimuksessa selvästi esiin. Toimialasijoittamisesta on suomalaiselle sijoittajalle erityistä hyötyä hajautuksen kannalta, koska näin voidaan valita toimialoja, joiden paino Suomen markkinaindeksissä on vähäinen.

The aim of this study is to investigate volatility spillover-effect and market integration between BRIC countries. Motivated by existing literature of market integration between developed and emerging markets, we will investigate market linkages using multivariate asymmetric GARCH BEKK model. The increasing globalization of the financial markets and consequent higher volatility transfer between markets makes it more important to understand market integration between BRIC countries. We investigate the stock market integration and volatility transfer between the BRIC countries form 1998 to 2007, using daily data. The empirical results show that there are international diversification benefits among Brazil, Russia, China and India. U.S. influence to these countries has been week, even though U.S. economy has been leading the global financial markets. From Finnish point of view, diversification benefits are robust but we find some correlation with Russia and China.

Tässä tutkielmassa tarkastellaan suomalaisen sijoitusportfolion hajauttamista asuinkiinteistöihin. Tutkielman tavoitteena on selvittää, pystyykö hajauttamisella tehostamaan portfoliota sekä tutkia kaupungin ja kokoluokan merkitystä kiinteistöihin hajauttamisessa. Tutkimusaineisto koostuu Suomen osakemarkkinoita kuvaavista toimialaindeksistä sekä asuinkiinteistöindekseistä. Asuinkiinteistöt ovat jaoteltu sekä kaupungeittain että kokoluokittain. Tutkimusaineisto on aikaperiodilta 1988Q3-2008Q3. Tutkimustulosten mukaan kiinteistöihin hajauttamisella voidaan tehostaa portfoliota. Varsinkin pienemmillä tuottotasoilla kiinteistöihin sijoitetaan merkittävästi. Korkeammilla tuottovaatimuksilla kiinteistösijoitus ei tuonut lisäarvoa portfolion hajautukseen.

The objective of the thesis is to examine the current state of risk management and to determine an appropriate risk management policy for commercial property derived risks in the Russian branch of a Finnish retail trade company. The employed research methodologies are comparative in-depth interviews and empirical value at risk analysis, including portfolio risk decomposition to determine the inter-currency characteristics. For a multinational retail trade company, the commercial property derived risks open up as a diverse combination of financial and non-financial risks with four distinctive interest groups. The research results indicate that geographical diversification across currency regimes provides diversification benefits. The Russian ruble is the most significant single risk component when considering the net investments outside the euro-zone. Decreasing the Russian ruble and Swedish krona exposures are the most effective methods to reduce translation derived risk. Exchange rate volatility varies over time according to idiosyncratic currency regime characteristics, and cost-effective risk management requires comprehensive analysis of the business environment. Profound and proactive risk management methods are found to be pivotal for companies with cross-border operations in order to succeed among international competitors.

Tämän tutkimuksen tavoitteena on selvittää onko kansainvälisen hajauttamisen hyöty heikentynyt globaalisti ajan kuluessa. Tutkimusongelmaan pyritään löytämään vastaus korrelaatioanalyysillä sekä Box M-testillä. Teoreettisena viitekehyksenä käytetään Markowitzin luomaa modernia portfolioteoriaa, kansainväliseen hajautukseen liittyvää kirjallisuutta sekä aiheesta aiemmin tehtyjä tutkimuksia. Empiirisenä tutkimusaineistona käytetään Thomson Datastreamin tuottamia kokonaistuottoindeksejä. Indeksit ovat yhdeksältä eri markkina-alueelta ja 30 eri maasta. Maat on jaoteltu 18 kehittyneeseen ja 12 kehittyvään maahan.kaikki tutkielmassa käytetyt tuottoaikasarjat ovat dollarimääräisiä. Tutkimusaineisto kattaa vuodet 1995-2009 sisältäen 783 viikottaista havaintoa, kullekin tuottoindeksille. Tutkimustulosten mukaan kansainvälisen hajauttamisen edut ovat suuremmat sijoitettaessa kehittyville markkinoille, kuin pelkästään kehittyneille markkinoille sijoitettaessa. Tutkimusperiodin alkupuolella kehittyvillä markkinoilla on ollut saatavissa huomattavasti enemmän hajautushyötyä, mutta suhteellinenhyöty suhteessa kehittyneisiin markkinoihin vähenee tultaessa lähemmäs nykyhetkeä. Korrelaatiot ovat nousseet koko ajanjaksolla, mutta on myös ollut osaperiodeja, jolloin korrelaatiokertoimet ovat laskeneet.

The aim of this study is to examine the level of stock market co-movement in the BRICS countries and three major industrialized countries (Japan, UK and USA). While analyzing the interdependence and integration of markets, two subsets are examined: before (2000 – 2007) and during the global financial crisis (2007-2011). Generally, interdependence across markets is likely to increase during a highly volatile period. This is problematic because if it were true, the main benefit of international diversification would be reduced at times when it is most needed. The results reveal the dominant role of the US financial markets over the examined time period. Empirical studies of this research paper indicate that cross-market linkages have become slightly stronger during the ongoing subprime crisis than before crisis. However, results also show that an investor may obtain some international diversification benefits by investing especially in the BRICS countries despite the fact of unstable economic condition and growing globalization.
