In this paper it is shown that the setting up of a social housing system may decrease the total number of houses built in the market, induce a price of non-social houses greater than the price of houses without that system and increase the profits of housing developers even in situations where they have to sell social houses at a price below production cost. The analysis considers a situation with imperfect competition in the housing market and with a social housing system where housing developers must provide some social houses when they obtain a permit to build non-social houses.

A presente pesquisa busca compreender o papel do Estado e do Capital Incorporador no processo de reestruturação urbana do bairro de Campo Grande, na cidade do Rio de Janeiro, através da produção de moradias. Para isto, parte das reflexões sobre a atuação destes dois agentes. O incorporador como responsável pela construção e comercialização de habitações, e o Estado apresentado como medidor de conflitos e provedor de políticas públicas voltadas para a requalificação urbana e solução da questão habitacional. Ambos, também agem no processo de valorização, onde a produção da mercadoria solo urbano e a renda da terra são atributos herdados pela ação destes agentes. Neste sentido, a expansão do capital de incorporação com o auxilio do Estado, principalmente com o advento do Programa Minha Casa, Minha vida, estimulou o crescimento da atuação do mercado imobiliário no bairro. Como fatores atrativos estimulado pelos investidores estão a importante centralidade construída ao longo do tempo e o atual e futuro subcentro planejado, ou seja, os shoppings West Shopping e o ParkShopping Campo Grande. Contudo, este processo de expansão imobiliária em curso no bairro vem atraindo novos moradores e maior atuação do capital privado, como a construção de torres empresariais.

A study on the status of fisheries and environmental impact assessment (EIA) was conducted on Bashundhara Baridhara Housing Project (BBHP), Dhaka, Bangladesh for prediction and measure the effects of housing project related development activities that have already been implemented and planned for future implementation. The project is still under development phase and so far allotted 10,000 plots of different sizes. The study shows that the original water bodies and natural fish production there from have greatly declined due to earth filling carried out for development of land for the housing. The physico-chemical parameters of the existing water body within the project area were found to be suitable for fish farming in the estate. A number of economically important fish species are found available in the existing lake. However, the natural fisheries resources of the existing lake is under great stress due to the changes made in the ecosystem, siltation, construction of building and dumping of house building and household waste materials. This has caused some important fish species of the lake to become critically endangered and vulnerable which have been documented in this paper. Appropriate regulatory and mitigating measures with respect to water management, disposal of construction garbage and other biomedical toxic substances far away from the water bodies are required to be taken to keep the water safe and suitable for fish production as well as for multipurpose use of the lake water.

Housing stock models can be useful tools in helping to assess the environmental and socio-economic impacts of retrofits to residential buildings; however, existing housing stock models are not able to quantify the uncertainties that arise in the modelling process from various sources, thus limiting the role that they can play in helping decision makers. This paper examines the different sources of uncertainty involved in housing stock models and proposes a framework for handling these uncertainties. This framework involves integrating probabilistic sensitivity analysis with a Bayesian calibration process in order to quantify uncertain parameters more accurately. The proposed framework is tested on a case study building, and suggestions are made on how to expand the framework for retrofit analysis at an urban-scale. © 2011 Elsevier Ltd.

This paper is concerned with the role of information in the servitization of manufacturing which has led to “the innovation of an organisation’s capabilities and processes as equipment manufacturers seek to offer services around their products” (Neely 2009, Baines et al 2009). This evolution has resulted in an information requirement (IR) shift as companies move from discrete provision of equipment and spare parts to long-term service contracts guaranteeing prescribed performance levels. Organisations providing such services depend on a very high level of availability and quality of information throughout the service life-cycle (Menor et al 2002). This work focuses on whether, for a proposed contract based around complex equipment, the Information System is capable of providing information at an acceptable quality and requires the IRs to be examined in a formal manner. We apply a service information framework (Cuthbert et al 2008, McFarlane & Cuthbert 2012) to methodically assess IRs for different contract types to understand the information gap between them. Results from case examples indicate that this gap includes information required for the different contract types and a set of contract-specific IRs. Furthermore, the control, ownership and use of information differs across contract types as the boundary of operation and responsibility changes.

Calcareous algae such as Corallina pilulifera a Postels et Ruprecht can be one of the most potential candidates to be used in biological carbon dioxide assimilation to reduce greenhouse effect because of its calcification capacity as well as photosynthesis if utilized extensively and properly. The major elemental composition in C. pilulifera is as follows: sodium 0.13%, chloride 1.75%, magnesium 4.37%, calcium 18.4%, iron 0.31%, and carbonate 28.5%. This study describes relocation experiences of older people moving to supported housing in Scotland focusing on the nature of support. Using mixed methods, Phase one involved a Scottish cross-sectional survey of all people aged 65 and over moving into Coburg (Scotland) Housing Association supported accommodation during the first six months of 2008. A total of 122 respondents were included in the survey (59% response rate). People moved locally at advanced ages with moderate disability levels to achieve more manageable housing and support, suggesting ‘assistance migration’. Expectations were high, with many seeing it as a new start in life and generally positive views of moving were reported. In Phase two, five in-depth multiple-perspective longitudinal case studies were conducted to explore the experience of relocation into supported housing. In each case an older person, primary carer and the housing manager - all women – were interviewed over six months following relocation. Analysis was undertaken using a thematic framework approach (Ritchie et al., 2003). Findings suggested older women acted with agency to adapt to their new lives; recreating ‘normality’ through organising space and routines. It is argued that returning to normality formed the overarching objective of the older women as they sought to feel ‘in place’. Responsibilities for meeting assistance needs were often implicit, contested and shifting, leading to fragile, uncertain and transitory arrangements. Drawing on recent advances in developmental psychology it is argued ‘longings’ of older people, and others, to achieve an optimal life can relate and motivate towards actions such as relocation. Yet, personal ‘longings’ can be prioritised differently and may result in disputes over goal setting and ways needs are met. Further, utopian ideals must be reconciled with the reality of daily life. Policy and practitioners could adopt broader, dignity based objectives to assist older people to identify ways of aiding such reconciliation.

The aim of this study is to investigate the impact of interconnectedness between a long-term savings and investments provider, Independent Financial Advisers (IFAs) and customers. Ritter’s (2000) framework of the effect of interconnectedness was used to analyse this triadic relationship. Conceptual studies of triadic business relationships are scarce in marketing and organisational research (Blakenburg & Johanson, 1992; Havila, Johnson & Thilenius, 2004; Ritter, 2000). However, the applicability of a triadic relationship has been tested in a number of case studies (Andersson & Mattsson, 2004; Cunningham & Pyatt, 1989; Jaaskelainen, Kuivalainen & Saarenketo, 2000; Narayandas, 2002; Odorici & Corrado, 2004; Pardo & Salle, 1994; Trimachi, 2002). This study was conducted in collaboration with one of the UK’s largest long-term savings and investments providers. A substantial proportion of the provider’s business is conducted through IFAs and thus their significance as a major stakeholder. Indeed, the majority of sales in the long-term savings and investments industry in the UK are realised through IFAs. Academic studies (Gough, 2005; Gough & Nurullah, 2009) have indicated that IFAs are the strongest distribution channel in the industry. Thus, by analysing the impact of the interconnectedness in this relationship, a strategy that can increase the relationship performance can be proposed. However, to the best of the authors’ knowledge, a study that investigates the effect of the interconnectedness in this triadic relationship has not been established. In addition, the regulatory environment which continues to face change such as the recent implementation of Retail Distribution Review (RDR) on 1st January 2013 will make the relationship more rather than less complex.
