Abstract:
This paper combines demographic ageing and retirement lifestyles with rural in-migration processes and suggests the emergence of a specific rural form of gated community; namely, park homes. All year round or permanent (as opposed to seasonal) residential mobile homes (resembling detached bungalows in design and appearance) are commonly referred to as 'park homes'. With a growing proportion of the UK population aged 65 and over, combined with increasing longevity, meeting the residential preferences and lifestyle aspirations of an ageing population is potentially 'big business' for the private sector. Park home living, with their resident age restrictions (normally 50 years and over), is increasingly marketed as a retirement option in rural and coastal locations of the UK. However, many areas are often remote with declining populations and limited community services. Operators have sought to tap into retiree aspirations for a 'place in the country' and 'sell' the concept of park home living as a specific form of housing, community and lifestyle. Park homes are frequently marketed as a means to release equity from the sale of a large family home to fund a retirement lifestyle and as friendly communities of like-minded people, always willing to lend support or provide assistance if required. The physical and social composition of such sites represent a form of rural gated community. This paper seeks to identify the rural planning issues which emerge from such developments and asks: who are moving to park home sites and why? do park homes provide those who otherwise could not afford a 'place in the country' the option of rural living? does park home living live-up to residents' expectations of the rural idyll or retirement lifestyle? do they give rise to issues of gentrification and geriatrification of the countryside? what are the prospects for residents to 'age in place'? might ageing residents become financially trapped in such developments giving rise to park ghettoization? what are the associated challenges for rural policy-makers and public service providers?

Ce mémoire propose d’aborder la relation entre le chez-soi et la construction des identités géographiques. Plus précisément, il s’agit de se pencher sur l’importance que revêt cette dimension intime et familière de l’habitat dans la part des identités qui mobilise les lieux, territoires et paysages comme référents. S’interroger à cet égard s’avère d’autant plus pertinent aujourd’hui, dans un contexte de fragmentation socio-spatiale à l’échelle urbaine et de prolifération d’enclaves résidentielles qui témoignent d’un enfermement et d’une introversion de l’habitat. Nous abordons la question à travers le cas du projet AlphaVille São Paulo (Brésil), un large développement résidentiel composé de plusieurs communautés fermées. Les entretiens semi-directifs réalisés auprès de onze habitants de ce projet permettent de confirmer l’importance du chez-soi dans leur construction identitaire. En effet, le chez-soi en communauté fermée représente l’aboutissement d’un parcours géographique et permet au regard des habitants rencontrés une expérience de l’espace résidentiel qui s’approche de celle qu’ils ont connue au cours de l’enfance et qu’ils ont perdue à mesure que la ville s’est transformée en un milieu de plus en plus hostile. Ainsi, il leur permet dans une certaine mesure de revivre un idéal perdu. Néanmoins, habiter en communauté fermée contraint les territorialités : au sein de la métropole, le chez-soi fait figure de refuge. Il n’en demeure pas moins que les réponses des résidents révèlent une conscience que leur choix d’habitat constitue en quelque sorte une fuite de la réalité. Ainsi, ils entretiennent à l’égard de leur milieu de vie une relation qui oscille entre illusion et désillusion.

Plusieurs logiciels utilisés dans la réalisation des pièces graphiques incluses dans ce mémoire : ArcGIS 10; Autocad 2012; GIS Consortium de la Ville de Chicago; PowerPoint 2010, Photoshop... etc. Notre recherche est la première et la seule qui aborde le phénomène de l'introversion résidentielle au Québec. Elle se focalise sur le postulat de la représentation du phénomène de l’introversion résidentielle autant qu’une forme urbaine fermée ou semi-fermée d’une descendance accouplée aux GCs étatsuniennes. De la gated community américaine vers l’enclave francilienne, à l’introversion résidentielle montréalaise. À l'aide de notre analyse typo-morphologique, basée principalement sur la théorie de Rossi (1966), nous avons dévoilé sur un nouveau fait urbain qui existe dans la communauté métropolitaine de Montréal. Nous l'avions désigné par : enclaves résidentielles introverties (ERI).

São Paulo State, in Brazil, is getting increasingly crowded, like in other third world countries around the world, so should give great importance to city development. This work considered the phenomenon of closed neighbourhoods (CN) as an important factor to city planning, papers report many impacts of this model of neighbourhoods in other countries, but in Brazil its impacts are not yet well listed in the literature. The aim of this work was to determine indicators to achieve the social and environmental performances and verify their applicability on three different closed neighbourhoods in São Paulo state, Brazil. The indicators were condensed on indexes: water management, waste management, energy and emissions, legal compliance, environment and buildings, risk management, health and education and governance. The preliminary results indicated several social and environmental problems in all indexes. © 2013 WIT Press.

Eine aktuelle Ausprägung der Veranstaltungslandschaft sind die so genannten Motto-Events, die die Inszenierung einer Anderswelt-Konstruktion einsetzen, um emotionale und kommunikatorische Ziele zu erreichen. Dabei werden themengebundene Entwürfe räumlich und inhaltlich in die lebensweltliche Wirklichkeit transportiert und auf diese Weise eine dynamische und integrative Scheinwelt erschaffen. In dieser konstruierten Welt können schließlich Abenteuer erlebt und heroische Taten begangen werden. Durch die reziproke Beeinflussung von Inszenierung und Handlung befinden sich die Akteure außerhalb der gesellschaftlichen Norm, sie erleben innerhalb der "gated community" der Motto-Veranstaltung eine re-definierte Wirklichkeit. Aus einer Kombination von aktiven und passiven Elementen werden homogene Klischees inszeniert, die durch ihren Bekanntheitsgrad eine hohe Anschlussfähigkeit der Teilnehmer garantieren. Die vorliegende Arbeit beschäftigt sich mit den Mechanismen, die diese re-definierte Wirklichkeit in Szene setzen. Dadurch wird es möglich, in einer zusammenfassenden Betrachtung die Rezeption verschiedener Event-Modelle zu beschreiben und Handlungsempfehlungen zu geben.

Auch im Kopieren fremder Vorbilder bleibt Architektur auf technische, materielle und ökonomische Aspekte der Gesellschaft bezogen, in der sie entsteht. Dies unterscheidet "Immobilien"-Architekturen von Produkten, die weltweit verschickt und gehandelt werden. Die Übernahme westlicher, aber auch eigener historischer Architekturvorbilder im chinesischen Immobilenmarkt ist insofern ein Anzeiger für spezifische Bedürfnisse und für ein spezielles Verständnis von Kopie. Die Vermarktung westlicher Architekturkopien ist die Inszenierung einer als fortschrittlich empfunden Lebenswelt, die sich aus dem Umfeld der allgemeinen Entwicklung abhebt und damit exotisch und begehrenswert wirkt. Dabei kommt zum Tragen, dass Architektur in China traditionell nicht als Kunst angesehen, sondern in den Zünften der Handwerker weitergegeben wurde. Das kommunistische Regime tat über Jahrzehnte ein übriges zur Anonymisierung der Entwurfspraxis. Erst seit den letzten Jahren entwickelt sich in China eine Architekturszene, die sowohl die eigene Tradition wie die globale Entwicklung im Blickfeld hat.

En Argentina el auge de las urbanizaciones cerradas se produjo a fines de los ochenta y principios de los noventa y ocurrió en las principales ciudades del país: Buenos Aires (Janoschka 2003; Svampa 2003), Rosario (Bragos et al 2003), Mendoza (Roitman 2003) y Tucumán (Malizia y Paolasso 2007). El fenómeno de las urbanizaciones cerradas también se reproduce, en menor escala, en ciudades intermedias como el Gran San Miguel de Tucumán -GSMT- (Mertins 1995). Este trabajo hace análisis de la distribución espacial de las urbanizaciones cerradas, cambios que se producen en la estructura urbana y procesos sociales resultantes de la interacción entre “los de adentro" y “los de afuera". El mismo se focaliza en el municipio de Yerba Buena, ubicado al oeste del GSMT, dado que concentra la mayor cantidad de urbanizaciones cerradas del aglomerado; en el 2005 ya se habían construido 45 emprendimientos de este tipo. En la actualidad en esta zona se conjugan la vivienda social, la ocupación ilegal de terrenos, los asentamientos precarios y los emprendimientos residenciales destinados a la clase media alta y alta (Müller 2000/01; Mertins 1995). Estos últimos impulsan la conformación de un CBD en rápida expansión y la construcción de centros comerciales, entretenimientos y otros en sus fronteras de avance. Esta expansión produce, a su vez, la fragmentación de la ciudad que se manifiesta en una marcada tendencia hacia una “ciudad de islas", tal como lo expresa Janoschka (2002) en su nuevo modelo de análisis de las metrópolis latinoamericanas.

This work describes the design process of a small recreational gated community in Pium, Nísia Floresta/RN, from concept to final design stages, with emphasis on low environmental impact, thermal comfort and the spatial quality of housing. The process consisted in a review of the literature and relevant standards, studies of design references and architectural programming. The project development was initially focused on the project’s feasibility, with the definition of the number of units, implantation, size and location of the dwellings and the common areas of the development. Two types of houses (four low rise and five duplex units) have been proposed in order to attend the premises of architectural programming. The conception of the architectural design began with the rooms’ zoning according to the lots. This resulted in the pre-selection of three alternatives that were evaluated in terms of spatial quality and environmental performance. The development of sketches focused on the envelope consistent with the bioclimatic guidelines and on the language of the compatible proposal with the lowest possible environmental impact of the building system, which resulted in the selection of the eucalyptus wood type. During the working drawings, the Quality Technical Regulation for the Level of Energy Efficiency Residential Buildings (RTQ -R) was adopted for the evaluation of the envelope, which resulted in "B" level of efficiency for the first case. After minor adjustments, mainly in frames, the efficiency level rose to "A", demonstrating that early project decisions contributed to the envelope energy performance. Besides the design of the two types of units, the final proposal of the gated community includes the design of the equipment for the common areas (entrance, multipurpose room and support and service sector), and the descriptive texts explaining the project and construction’s details.

A 'Gated and Guarded Community' has become a popular trend in the recent years, particularly for housing areas. The increasing in population and income has lead to the increase in housing demand. The 1991 Population Census Report showed that Malaysian population has increased with an average yearly rate of 2.7% per year, that is, from 13.74 million people in 1980 to 19.35 million in 1991, followed by 20.69 million in 1995 and increase to 23.27 in year 2000. This is followed by consistent increase in the average population monthly income. Started from 1995 to 1999, the average annual growth rate of mean monthly income in Malaysia is about 5.2 %, from RM2,020.00 in 1995 to RM2,472.00 in 1999 and increasing constantly. This shows that the human growth usually have correlation between demand, income and housing. This paper presents the factors that involved in determined the Gated and Guarded Community Investment in Malaysia either it is worth to invest or otherwise. Hopefully, the results will also indicate that there may be other factors affecting their investment decision besides security and privacy. This paper is actually to draw attention to some practitioner and collect more information in establishing my research analysis.
