This study investigates the price effects of environmental certification on commercial real estate assets. It is argued that there are likely to be three main drivers of price differences between certified and noncertified buildings. These are additional occupier benefits, lower holding costs for investors and a lower risk premium. Drawing upon the CoStar database of U.S. commercial real estate assets, hedonic regression analysis is used to measure the effect of certification on both rent and price. The results suggest that, compared to buildings in the same submarkets, eco-certified buildings have both a rental and sale price premium.

This paper investigates the price effects of environmental certification on commercial real estate assets. It is argued that there are likely to be three main drivers of price differences between certified and non-certified buildings. First, certified buildings offer a bundle of benefits to occupiers relating to business productivity, image and occupancy costs. Second, due to these occupier benefits, certified buildings can result in higher rents and lower holding costs for investors. Third, certified buildings may require a lower risk premium. Drawing upon the CoStar database of US commercial real estate assets, hedonic regression analysis is used to measure the effect of certification on both rent and price. We first estimate the rental regression for a sample of 110 LEED and 433 Energy Star as well as several thousand benchmark buildings to compare the sample to. The results suggest that, compared to buildings in the same metropolitan region, certified buildings have a rental premium and that the more highly rated that buildings are in terms of their environmental impact, the greater the rental premium. Furthermore, based on a sample of transaction prices for 292 Energy Star and 30 LEED-certified buildings, we find price premia of 10% and 31% respectively compared to non-certified buildings in the same metropolitan area

The Brazilian Amazon is one of the world’s largest tropical forests. It supplies more than 80 % of Brazil’s timber production and makes this nation the second largest producer of tropical wood. The forestry sector is of major importance in terms of economic production and employment creation. However, the Brazilian Amazon is also known for its high deforestation rate and for its rather unsustainably managed timber resources, a fact which puts in the balance the long-term future of the forestry sector in the region. Since the mid- 1990s, with strong support from World Wildlife Fund (WWF), the number of tropical forests certified by the Forest Stewardship Council (FSC) has significantly increased. This is especially true for projects sponsored by large scale companies. The number of community- based forest management projects has also increased. Certification of community-based forest enterprises (CFEs) was initially a goal for the sponsors and community members. Certification is viewed as a way to reach alternative timber markets. In Brazil, the state of Acre has the highest concentration of CFEs certified by FSC. Most of them have been implemented with the support of environmental NGOs and public funds. Environmental NGOs strongly defend the advantages of certification for communities; however, in reality, this option is not that advantageous. Despite all the efforts, the number of participants in each project remains low. Why is this occurring? In this paper, we analyze the underlying motives of a few individual’s participation in CFEs certification projects. We aim to present and discuss some factors that shape the success of CFEs and their later certification. The results are based on surveys conducted in two certified CFEs in the state of Acre.

The main objective of this article is to discuss the Brazilian environmental legislation and policies towards the development of navigation and port management. The research illustrated some difficulties faced by the country and make suggestions to overcome it. The construction of the environmental legal framework began in the early 1960s and resulted in a very complex system, as a consequence of policies adopted by the country. Nowadays Brazilian environmental policies are developed in democratic and participative way, although with elevated degree of bureaucracy and lack of integration among the several governmental agencies, which makes the approval of environmental certifications demand several years for new port projects or improvements, which delays the economic development of the country. Efforts have been made to simplify the licensing process. As result of this research two flowchart for environmental licenses of ports installation are shown: The first shows the process until 2009 and the second shows the process nowadays. This become an important issue due the fact that inland navigation is one of the less pollutant modes of transportation, and although, the process of environmental certification was simplified, if compare with 2009, it is still complex and time-consuming, delaying the development of the infrastructure. © 2012 Elsevier Ltd.

Environmental certification schemes have stimulated increasing interest in biodiversity and its management within exotic plantation forests. These schemes expect management to be scientifically-based, even though little is known about how often, or which, native species use exotic plantation forests. Greater knowledge of the ecology of native species within exotic plantation forests is required to advise management and reduce risks to native species, particularly those that are rare, such as the New Zealand long-tailed bat (Chalinolobus tuberculatus). Long-tailed bats use exotic plantation forests throughout New Zealand but need protection from the impacts of forest management, and particularly clear-fell harvest, that is achievable only through a better understanding of their biology. The consequences of the current reduced re-planting, and the conversion of plantation forests into pasture resulting in smaller forested areas, should not be ignored because they may be associated with reductions in long-tailed bat populations. We review the current knowledge of long-tailed bats' use of exotic plantation forests, and report for the first time which exotic plantations long-tailed bats are known to use. We make recommendations for the design of monitoring programmes to detect long-tailed bats within plantation forests, and for research into the effects of forest management, especially logging, and comment on the likely impacts of reductions in forested areas on long-tailed bats.

A praia de Itacoatiara, área de proteção ambiental, localizada no município no Niterói- RJ, tem importante contribuição para o turismo ecológico da região. Busca a certificação ambiental do programa Bandeira Azul e este trabalho buscou cumprir determinação de monitoramento ambiental como um dos critérios do programa. O objetivo foi avaliar a proliferação de microalgas marinhas como sensor da qualidade da balneabilidade diagnosticada através de um bioindicador, o fitoplâncton. As coletas foram realizadas em dois pontos nos meses de novembro de 2008 e de janeiro a março de 2009. Foram encontradas 52 unidades taxonômicas, sendo que 33 pertencem às diatomáceas (Bacillariophyceae), 15 dinoflagelados (Dinophyceae), 1 às cianobactéria (Cyanophyceae), 1 euglenofícea (Euglenophyceae), 1 crisofícea (Chrysophyceae) e 1 prasinofícea (Prasinophyceae) e fitoflagelados. A metodologia seguida foi de sedimentação em cubetas e analisadas em microscópio invertido. A praia de Itacoatiara está caracterizada por sofrer influência de ambientes adjacentes com massas dágua comprometidas promovendo proliferações algais monoespecíficas com densidades consideradas de Bloom. As espécies dominantes foram Tetraselmis sp (Prasinophyceae) considerada potencialmente nociva por apresentar contaminação visual e as Cianobactérias que podem produzir toxinas. Os parâmetros vento, ondulação e maré foram apontadas como os principais carreadores das massas dágua comprometidas até a região estudada. Por cumprir o objetivo geral, conclui-se que o fitoplâncton marinho pode ser utilizado como parâmetro para a caracterização e qualidade da balneabilidade de praias.

A conformidade com padrões de certificação ambiental, especialmente da série ISO 14000 (em formulação), deverá trazer impactos de diversos tipos sobre a competitividade das empresas industriais. Este projeto visa analisar tais impactos através de indicadores de desempenho, como custo de produção, penetração de mercado, alteração de processos e de produtos, entre outros. O projeto objetiva também analisar os ganhos de competitividade que podem ser obtidos por empresas industriais que se anteciparem às normas, adotando um sistema próprio de gestão ambiental.

Este estudo trata do crescimento econômico de um setor que consome recursos naturais não-renováveis, o setor minerometálico, e do processo de desenvolvimento sustentável na Amazônia oriental, no estado do Pará. Desde os anos 1980, o segmento minerometálico do Pará vem crescendo de forma acelerada. As empresas ali instaladas - Companhia Vale do Rio Doce (CVRD), Mineração Rio do Norte (MRN) e Alumínio Brasileiro S.A. (Albras) - são líderes globais nas suas respectivas áreas de atuação e necessitam estar ajustadas às normas socioambientais; por isso, quase todas são certificadas social e ambientalmente. A conquista dessas certificações é um forte indício de que essas empresas compartilham dos preceitos da sustentabilidade. Dessa forma, o objetivo deste estudo é verificar a relação entre essas certificações e o processo de desenvolvimento sustentável das áreas onde essas empresas estão instaladas, considerando-se que são regiões carentes. A partir dos fundamentos conceituais do desenvolvimento sustentável e de uma perspectiva espacial e setorial, a pesquisa apresenta os principais indicadores do segmento minerometálico do Pará, além do perfil socioambiental de suas mais importantes empresas. É feito ainda um breve histórico da recente evolução do processo de certificações socioambientais no Brasil. A partir de uma série de indicadores, é discutido não apenas se essas certificações contribuem para o desenvolvimento sustentável, mas se também se são importantes para que essas organizações se mantenham competitivas. A conclusão é que os aspectos positivos dessas ações ainda são muito mais visíveis no desempenho econômico das empresas do que no desenvolvimento socioeconômico do entorno delas. Da mesma forma, é verificado que as certificações socioambientais inspiradas no desenvolvimento sustentável ainda têm um viés muito mais ecológico do que social.

CCurrently there are various systems for the evaluation of environmental impacts of buildings, known as tools of environmental certification. Among these, the tool LEED for New Construction and Major Renovations has been the most widely used and accepted worldwide, in assessing the sustainability of buildings. Therefore, this study aimed to analyze the tool for LEED certification for construction work in Brazil, which ranks fourth in the world ranking records certification of sustainable buildings. It was found in this analysis that the assumptions of this tool are encouraging the use of more sustainable and less impactful on the environment as it promotes the deployment of innovative projects from a technological standpoint, , as well as the valuation of enterprises certified. Also, very significant results obtained in terms of energy efficiency and environmental quality in occupied buildings

The implantation of environmental management systens (SGA) in companies is the first step to the company conquers the environmental certification and consequently the benefits of a sustainable production of products, services and activities can bring. However, in the way as they are proposals in bibliographies the implantation of the SGAs, does not identify the definition of the operational stages of implementation of the same ones, generating doubts on the real environmental and administrative performance that they can come to generate for the organization. In this direction, the present research brings a proposal of operational systematics for implantation of SGA in companies, detailing each stage of implantation, considering its particularitities. For in such a way, a revision of norm NBR ISO 14001:2004 was made, looking for to identify to the interpretation imperfections gifts in the normative system. Moreover, other methods of SGA implantation had been searched gifts in the bibliography, searching proposals that detailed the operational aspects of the implantation of the system. In the same way, the accomplishment of a period of training supervised in the first semester of 2007 made possible the practical experience of the functioning of a system of environmental management, beyond the contact with professionals of the area and the acquisition of documents that had helped in the development of the research. The result was the attainment of a detailed procedure more, defining the operational systematic of SGA implantation, beyond the generation of a flowchart, describing as to develop each stage. This detailing certainly will facilitate the implantation of a SGA in companies interested in improving its environmental performance.
