Essa dissertação estuda as características relevantes na formação do preço de venda e aluguel, analisando também as diferenças entre esses atributos para apartamentos na cidade de Vitória/ES, preenchendo uma lacuna ainda não desenvolvida, tendo em vista a possibilidade de comparação entre preços de aluguel e venda. O constructo teórico teve como fundamento abordagem de preços hedônicos, aplicada em estudos de Waugh (1928) e Court (1939), mas formalmente desenvolvida teoricamente por Lancaster (1966) e Rosen (1974), e aplicadas e discutidas por Palmquist (1984) e Sheppard (1999). A revisão de literatura mostra que existe impactos tanto em relação aos aspectos físicos dos imóveis, como características externas, como violência, facilidade de acesso, ou presença de estações de trens ou mercados no entorno, dentre outras. A amostra partiu de uma listagem de oferta de imóveis no site da Netimóveis durante os meses de maio e junho de 2014, contando com um número de 563 observações para venda e 185 para locação. Além dessas duas amostras, foram elaboradas análises com relação a subamostras que possuíam a variável valor do condomínio, buscando ampliar as variáveis explicativas coletadas. A análise dos resultados foi feita com utilização da estatística descritiva, correlação entre variáveis e regressão múltipla, sendo essa última aplicada nos 6 modelos propostos para cada amostra, posteriormente propondo um modelo final para venda e aluguel. No que tange as hipóteses utilizadas e aplicadas nos modelos, parte delas foram utilizadas tendo em base estudos prévios, e outras, como o sol da manhã, por exemplo, foram apresentadas como propostas. Dos resultados encontrados, muitos corroboraram com estudos anteriores, confirmando que variáveis como área, vagas na garagem, varanda, anda e posição de frente da unidade, piscina e localização em bairros nobres impactam positivamente no preço dos imóveis, independente se venda ou aluguel. Como diferenças, foi possível identificar que as variáveis presença de elevador, playground e valor do condomínio participam positivamente da explicação do preço de venda, enquanto, presença de quadra, mobília e sol da manhã explicam positivamente o valor do aluguel na amostra.

Avec cette thèse de doctorat nous proposons une réflexion transversale concernant les relations entre infrastructures de transport et développement territorial dans des espaces dits « intermédiaires ». Le concept d'espace intermédiaire, relativement nouveau en géographie, est conçu en fonction d'une double approche : celle des infrastructures où les espaces intermédiaires constituent des zones de transit obligées entre des pôles urbains hiérarchiquement supérieurs (par rapport une échelle horizontale) et celle des frontières où les espaces intermédiaires constituent des territoires de coopération entre différents niveaux politico-institutionnels (par rapport à une échelle verticale). Cette problématique de recherche est traitée aussi bien du point de vue théorique qu'avec des études de cas portant sur les effets des nouvelles infrastructures de transports dans la région transfrontalière insubrique (entre le Canton du Tessin et la Lombardie). L'objectif visé est de défendre un scénario d'organisation spatiale polycentrique à plusieurs niveaux comme solution pour le développement durable et cohérent de ces espaces intermédiaires. Ainsi, pour le « niveau macro », nous proposons une analyse des changements d'accessibilité spatiale et des potentiels de développement territorial pour les agglomérations concernées par la mise en service du nouveau tunnel ferroviaire de base du Monte Ceneri (TBC) et de la nouvelle ligne Lugano/Como-Mendrisio-Varese-Malpensa (FMV) à l'horizon 2020. Pour le « niveau meso », nous analysons les effets de la nouvelle ligne FMV en termes de potentiel de densification polycentrique autours des gares ferroviaires. Pour le « niveau micro », nous proposons une analyse sur les comportements de mobilité ainsi que des améliorations ciblées du système de transport pour la ville de Mendrisio visant à promouvoir le développement polycentrique de cette commune. De plus, un système d'analyse permettant de mettre en lien les divers facteurs explicatifs dans l'analyse des relations entre les nouvelles infrastructures de transport et les effets sur la mobilité et le développement territorial est également élaboré et testé dans notre recherche. -- With this Ph.D. thesis we investigate the relationship between transport infrastructures and territory development inside the so called "in-between spaces". The idea of "in-between space", relatively novel in geography, is the formal outcome of a double approach: the one of the infrastructures, saying that these spaces can be described as areas of constrained transit between urban centres of superior hierarchical level (on a horizontal scale), and the one of the borders, stating that in-between spaces are areas of cooperation between various political-institutional levels. The above mentioned research issues are deepened both at theoretical and empirical level, being the latter based on field studies of the cross-boundary Western-Lombard area (between the Swiss canton of Ticino and the Italian region of Lombardy). This research pursues the goal of defending the argument that a multi-level polycentric spatial scenario can be a possible solution fora sustainable development of the above described in- between areas. From a "macro" perspective, what we submit here is an analysis on the expected changes in spatial accessibility and on the potential territorial development for the built-up areas influenced by the construction of the new train tunnel of the Monte Ceneri (TBC) and of the new railway line Lugano/Como-Mendrisio-Varese-Malpensa (FMV). At a "meso" level we analyse the effects exerted by the new FMV line taking into account the potential densification of the areas surrounding the railway stations. Finally, at a "micro" level, we analyse the mobility behaviours in the town of Mendrisio and we propose some possible improvements to the local public transport system, with the scope to promote a polycentric development of this municipality. Joukkoliikenteen palvelutasomäärittely perustuu vuonna 2009 voimaan astuneeseen joukkoliikennelakiin, joka velvoitti toimivaltaisia viranomaisia määrittelemään toimivalta-alueensa joukkoliikenteelle tavoitteellisen palvelutason vuoden 2011 loppuun mennessä. Palvelutaso määriteltiin Liikenneviraston kriteeristön mukaisesti. Määrittelytyön aikana Keski-Uudellamaalla nousi esiin hiljaisen ajan liikenteen tarjonnan heikkous palvelutasotavoitteisiin nähden. Hiljaisena aikana liikenteen kysyntä on vähäistä. Liikenteen hoitaminen on kuitenkin kallista eikä se onnistu nykyisin ilman yhteiskunnan tukea. Tämän työn tarkoituksena oli selvittää hiljaisen ajan merkitystä joukkoliikenteen käyttöön yleensä, kustannustehokkainta tapaa hoitaa joukkoliikenne hiljaisena aikana ja sitä miten palvelutasotavoitteita tulee miettiä tarkemmin hiljaisen ajan osalta. Työssä tarkasteltiin kolmea Keski-Uudenmaan taajamaa, ja esitettiin näille ratkaisut hiljaisen ajan liikenteen hoitamisesta. Nykyiset palvelutasokriteerit on määritetty ruuhkalähtöisesti. Tämän tutkimuksen perusteella voidaan suositella, että liikenteen suunnittelussa olisi syytä siirtyä runkoajatteluun. Suunnittelun tulisi lähteä välttämättömistä vuoroista eli vuoroista, joilla taataan sujuva arki joukkoliikennettä käyttämällä. Lähtökohtana tulisi siis olla hiljaisin aika eli keskikesä. Tämän liikenteen rungon päälle voidaan rakentaa täydentävää liikennettä tarpeen eli kysynnän mukaan. Keski-Uudellamaalla hiljaisen ajan liikenteen ja myös liikenteen rungon tulisi muodostua juna-asemille ajettavasta liityntäliikenteestä. Johtopäätöksissä esitetään tarpeet palvelutasokriteerien tarkistamisesta ja lisätutkimuksista. Suurimmat tarkistustarpeet ovat määrällisissä kriteereissä, mutta hiljaisena aikana korostuvat myös laadulliset kriteerit: informaatio ja yhtenäinen lippujärjestelmä.

This paper provides a meta-analysis of long/short distance passenger interconnectivity within the European context. The analysis is based on the results of the European project HERMES of the 7th EU R&D Programme. The study collected stakeholders and travelers’ valuation and preferences in 5 interchanges in 3 EU countries. To that end a common survey was conducted in the following sites: Gothenburg Central Station (Sweden), Avenida de America Interchange in Madrid, Lleida-Zaragoza railway stations (Spain), and the Intermodal Station of Part Dieu in Lyon (France). The first survey addresses the analysis of the different stakeholders’ opinion on the interchange management and characteristics. The second survey gives an insight into the key requirements of long/short distance intermodal passengers in the selected case studies. This included the following aspects: on one hand, trip origin and destination, connecting transport services and modes, trip characteristics, type of ticket, trip motive and socioeconomic characteristics of the traveller. On the other hand, it was structured in such a way to ask passengers to rate importance/satisfaction of a series of common quality and functional aspects like information, accessibility, transfer times, service supply, etc. In conclusion, the paper highlights which elements of the interchange are considered as relevant and how different groups of stakeholders value them, both theoretically and in the selected case studies. They also have identified some key barriers as the lack of internal coordination among operators, managers and decision makers, as well as the the poor signage, particularly among connecting services. Travellers seem to have different priorities depending on their age, purpose of trip and mode chosen. In some cases time appears as the most relevant factor, whilst price is decisive in others.

La aparición del tren de alta velocidad en Europa en las últimas décadas del siglo XX supuso el resurgir de un medio de transporte en progresivo declive desde la popularización del automóvil y del avión. La decadencia del ferrocarril había supuesto en muchos casos el abandono, o incluso la demolición, de estaciones históricas y el deterioro de su entorno urbano. Como reacción a esa desatención surgió, también en el último cuarto de siglo, una mayor conciencia social preocupada por la conservación del patrimonio construido del ferrocarril. La necesidad de adaptación de las grandes estaciones de ferrocarril para dar servicio al nuevo sistema de transporte, junto con el interés por poner en valor sus construcciones históricas y su céntrico entorno, ha dado como resultado la realización de importantes transformaciones. El objeto de la presente investigación es el estudio de las transformaciones que han sufrido las grandes estaciones europeas del siglo XIX con la llegada del tren de alta velocidad, profundizando de manera especial en el caso más significativo que tenemos en nuestro país: la estación de Atocha. En el ámbito europeo es donde se localizan los ejemplos más relevantes de estaciones que tuvieron gran trascendencia en el siglo XIX y que ahora, con la llegada de la Alta Velocidad, vuelven a recuperar su grandeza. En España, el crecimiento de la Alta Velocidad en los últimos años ha sido extraordinario, hasta situarse como el segundo país del mundo con más kilómetros de líneas de alta velocidad en operación y, en consecuencia, se ha construido un gran número de estaciones adaptadas a este servicio. El caso más notable es el de la estación de Atocha, que desde la llegada del AVE en 1992 hasta el día de hoy, se ha convertido en uno de los complejos ferroviarios más importantes del mundo. El trabajo parte del estudio de otros referentes europeos, como las Gares de París, la estación de St Pancras en Londres y de otras cinco estaciones del centro de Europa –Amsterdam Centraal, Antwerpen Centraal, Köln Hauptbahnhof, Frankfurt (Main) Hauptbahnhof y la Gare de Strasbourg–, para establecer el marco analítico sobre el que se profundiza con la estación de Atocha. El proceso de transformación de la estación de Atocha se ha gestado a través de una serie de proyectos que han ido configurando la estación hasta el momento actual y planteando la previsión de futuro: el proyecto del Plan General de Madrid, el concurso de ideas para el diseño de la estación, la estación de Cercanías, la estación de Alta Velocidad y Largo Recorrido, la ampliación de esta para separar los flujos por niveles, los Estudios Informativos del Nuevo Complejo Ferroviario de la Estación de Atocha y su primera fase de construcción. Estos siete proyectos son objeto de un análisis en tres niveles: análisis cronológico, análisis funcional y análisis formal. La estación de Atocha fue la primera estación histórica europea en sufrir una gran transformación vinculada a la llegada de la Alta Velocidad. Aporta el entendimiento de la estación como un todo y la intermodalidad como sus principales valores, además de la gran mejora urbana que supuso la «operación Atocha», y adolece de ciertas carencias en su desarrollo comercial, vinculadas en parte a la presencia del jardín tropical, y de un pobre espacio en las salas de embarque para los pasajeros de salidas. La estación de Atocha completa su transformación a partir de su renovación funcional, manteniendo la carga simbólica de su historia. De la confrontación del caso de Atocha con otras importantes estaciones europeas resulta la definición de las principales consecuencias de la llegada de la Alta Velocidad a las grandes terminales europeas y la identificación de los elementos clave en su transformación. Las consecuencias principales son: la potenciación de la intermodalidad con otros medios de transporte, el desarrollo comercial no necesariamente destinado a los usuarios de los servicios ferroviarios, y la puesta en valor de la antigua estación y de su entorno urbano. Por su parte, los elementos clave en la transformación de las grandes estaciones tienen que ver directamente con la separación de flujos, el entendimiento de la estación por niveles, la dotación de nuevos accesos laterales y la construcción de una nueva gran cubierta para los nuevos andenes. La preeminencia de unos elementos sobre otros depende del carácter propio de cada estación y de cada país, de la magnitud de la intervención y, también, de la estructura y composición de los equipos encargados del diseño de la nueva estación. En la actualidad, nos encontramos en un momento interesante respecto a las estaciones de Alta Velocidad. Tras el reciente atentado frustrado en el Thalys que viajaba de Ámsterdam a París, se ha acordado establecer controles de identidad y equipajes en todas las estaciones de la red europea de alta velocidad, lo que implicará modificaciones importantes en las grandes estaciones que, probablemente, tomarán el modelo de la estación de Atocha como referencia. ABSTRACT The emergence of the high speed train in Europe in the last few decades of the 20th century represented the resurgence of a means of transport in progressive decline since the popularization of the car and the airplane. The railway decay brought in many cases the abandonment, or even the demolition, of historical stations and the deterioration of its urban environment. In response to that neglect, a greater social awareness towards the preservation of the railway built heritage raised up, also in the last quarter-century. The need for adaptation of the great railway stations to serve the new transport system, along with the interest in enhancing the historical buildings and its central locations, had resulted in important transformations. The subject of current investigation is the study of the transformations that the great 19th century European stations have experienced with the arrival of the high speed rail, deepening in particular in the most significant case we have in Spain: Atocha railway station. At European level is where the most relevant examples of stations which have had a great significance in the 19th century and now, with the arrival of the high speed train, have regain their greatness, are located. In Spain, the growth of the high speed rail over the past few years has been outstanding. Today is the second country in the world with the longest high speed rail network in operation and, therefore, with a great number of new stations adapted to this service. The most remarkable case is Atocha station. Since the arrival of the AVE in 1992, the station has become one of the world's most important railway hub. The research starts with the study of other European reference points, as the Gares of Paris, St Pancras station in London and five other stations of Central Europe –Amsterdam Centraal, Antwerpen Centraal, Köln Hauptbahnhof, Frankfurt (Main) Hauptbahnhof y la Gare de Strasbourg–, to establish the analytical framework that will be deepen with Atocha station. The transformation process of Atocha station has been created through a number of projects that have forged the station to date and have raised the sights in the future: the project of the General Urban Development Plan, the ideas competition for the station design, the Suburban train station, the High Speed and Long Distance station, its enlargement in order to separate passenger flows in different levels, the 'Masterplans' for the new Atocha transport hub and its first phase of construction. These seven projects are under scrutiny at three levels: chronological analysis, functional analysis and formal analysis. Atocha station was the first European historical station to undergo a great transformation tied to the arrival of the high speed rail. It brings the understanding of the station as a whole and the intermodality as its greatest values, besides the great urban improvement of the 'Atocha operation', and suffers from certain shortcomings in its commercial development, partly linked to the presence of the tropical garden, and from a poor space in the departure lounges. Atocha station completes its transformation on the basis of its functional renewal, keeping the symbolic charge of its history. The confrontation of Atocha case with the great European stations results in the definition of the principal consequences of the high speed rail arrival to the great European terminals and the identification of the key elements in its transformation. The principal consequences are: the empowering of the intermodality with other means of transport, of the commercial development, not necessarily intended for railway services users, and the enhancement of the old station and its urban environment. On the other hand, the key elements in the transformation of the great stations are directly related with the separation of passenger flows, the understanding of the station in different levels, the placement of new lateral accesses and the construction of a new deck over the new platforms. The pre-eminence of some elements over the others depends on the particular nature of each station and each country, on the scale of the intervention and also in the structure and composition of the teams in charge of the new station design. Nowadays, this is an interesting time concerning the high speed rail stations. After the recent foiled terrorist attempt in the Thalys train travelling from Amsterdam to Paris, it was agreed to establish passenger and luggage controls in every European high speed rail station. This will mean important changes in these great stations, which probably will take Atocha station's model as a reference.

Este trabalho tem como objetivo compreender as tipologias arquitetônicas nas estações da Sorocabana. Foram estudados vinte e cinco exemplares escolhidos de forma a dar representatividade a pesquisa. Os edifícios selecionados pertencem a diferentes regiões e épocas em que a estrada de ferro atuou, de forma a fornecer os mecanismos de substituições de estações e semelhanças ocorridas segundo a tipologia adotada. A analise do corpo de edifícios possibilitou a organização em séries e a sua catalogação em fichas.

This map shows features such as roads, railroads, freight, passenger, and dock line railway stations, street car lines, drainage, industry locations (e.g. mills, factories, mines, etc.), docks, city boundaries, and more. Includes index to industries.This layer is part of a selection of digitally scanned and georeferenced historic maps of New England from the Harvard Map Collection. The image inside the map neatline is georeferenced to the surface of the earth and fit to the British National Grid coordinate system (British National Grid, Airy Spheroid OSGB (1936) Datum). All map collar and inset information is also available as part of the raster image, including any inset maps, profiles, statistical tables, directories, text, illustrations, index maps, legends, or other information associated with the principal map. This map shows features such as roads, railroads and underground tramways, railway stations, drainage, selected buildings and industry locations, built-up areas, postal districts, parks, cemeteries, docks, and more. Relief is shown by hachures. Includes legend. The implementation of the railway in Triângulo Mineiro and Alto Paranaíba helped to develop the area and connexion with other states: São Paulo, Goiás and Mato Grosso. The railway used to transport people and goods throughout many train stations in urban and rural areas and some major railroad complexes. There were many factors that led to the decline and abandonment of these properties: governmental policies which were in favour of road transportation and automotive industry, the replacement of the steam locomotive for electric and electric-diesel locomotives, changing part of the railway plan, removal of railways and loss of function of the buildings, extinction of passenger trains, which led the stations to lose its main purpose: people transport. 53% of the stations built inside the study area were demolished and most of them are in rural areas. There are several situations: stations on a precarious conservation state, most of them in the city s rural area, stations being used in urban and rural areas with new uses, stations working with cargo and goods transportation. The stations in Triângulo Mineiro and Alto Paranaíba area in Minas Gerais are the object of this dissertation, wherein the main interest lies on the stations that are in operation, 21 buildings, seeking to verify their conservation state, their agents and role in preserving the train memory. Maps, charts and tables were made for this collection s understanding, having visited the stations that are listed by the cultural heritage and the ones that are in operation with new functions. Field records were made allowing the understanding of these properties in operation. It is observed that only the buildings listing, despite ensuring the non-demolition, does not help on the use and preservation of these stations, because there are some buildings that have this protection level, but are abandoned and in disrepair. The use of these stations by a train company, operating with cargo and goods transportation do not also guarantee the buildings preservation, as they are not treated with any preservation interest, their maintenance are precarious. The using by these companies are various, however, only a few stations have internal spaces dedicated to the railroad memory. Most of the stations did not have preservation projects with architects and specialists participation and the major concern, during maintenance process, is on the building s external part. The stations conservation begins on the local government interest, that preserve these properties, most of them are in urban areas, the major challenge is on their using definition and occupancy, especially in the countryside, wherein the buildings uses must be sustainable, as regards the appreciation and management of this heritage.

Considering that recent european high-speed railway system has a traction power system of kV 50 Hz, which causes electromagnetic emission for the outside world, it is important to dimension the railway system emissions, using a frequency/distance dependent propagation model. This paper presents an enhanced theoretical model for VLF to UHF propagation, railway system oriented. It introduces the near field approach (crucial in low frequency propagation) and also considers the source characteristics and type of measuring antenna. Simulations are presented, and comparisons are set with earlier far field models. Using the developed model, a real case study was performed in partnership with Refer Telecom (portuguese telecom operator for railways). The new propagation model was used in order to predict the future high-speed railway electromagnetic emissions in the Lisbon north track. The results show the model's prediction capabilities and also its applicability to realistic scenarios.
