En  el  presente  artículo  se  desarrollan  los  aspectos principales  dentro  de  la propuesta  de  planificación  urbana  de  Costa  Rica  a  través  de  la  iniciativa  del  Plan Nacional  de  Desarrollo  Urbano  en  sus  diferentes  fases  de  trabajo.  Primeramente  se realiza  una  breve  descripción  de  los antecedentes  principales  de  las  fases  I  y  II  para luego describir lo que consistirá en la elaboración de un nuevo Plan GAM, denominado PRUGAM,  y  los  requisitos  necesarios para  su  implementación,  bajo  la  visión  del modelo  de  ciudad  generada  por  procesos  participat ivos.  Además,  se  realiza  una descripción  del  Plan  GAM  de  1982,  sus  alcances  y logros,  para  luego  realizar  una evaluación de los mismos.   Abstract:This article  shows  the main aspects  included  in  the Costarrican proposal of urban  planning throw  the  different  phases  of  the  Nacional  Planning of  Urban Development (PRUGAM). There is a description of the background of the project at its I and  II phases,  follow by what  is will be  the new Urban Plan call PRUGAM and  the requirements to implementation following a participative city model. Also a description of the 1982 Plan GAM, its achievements, and evaluation is done

Este avance de investigación pretende ofrecer una visión preliminar de un fenómeno bastante reciente que se está dando en Costa Rica y particularmente en el Valle Central: la urbanización del espacio agrícola. Este proceso se está desarrollando más allá del espacio suburbano y presenta una especialidad diferente, ya que aquí la organización social campesina y las actividades agropecuarias siguen siendo predominantes. Sin embargo, esta extremadamente vinculado con el proceso de metropolizacion que surge en el país. Se está asistiendo, pues, a una reubicación de los espacios residenciales de las clases de mejores ingresos, las cuales influenciadas tal vez por un modelo ideológico importado, buscan poder disfrutar de las ventajas que ofrece el espacio rural pero con la posibilidad de seguir trabajando en la ciudad y seguir gozando de los servicios urbanos. La  rural-urbanización dentro de una estrategia global de estructuración del espacio puede ser considerada como un mecanismo de selección y una apropiación de los mejores lugares donde se dará la futura de expansión urbana. Desde esta perspectiva, resulta interesante llamar la atención de cómo ciertos sectores sociales están proyectando desde ahora la futura expansión del espacio metropolitano.   SUMMARY This preliminary investigative report presents a viewpoint about a very recent phenomenon that is occurring in Costa Rica and especially in the Central Valley: the urbanization of the agrarian space. This process is developing beyond the suburban areas and presents a different spacial structure because in these areas, the rural social structures and the livestock and agricultural activities are still predominant. Nevertheless, such activities are very much related to the urbanization process occurring in the country. As such, we are witnessing a reubication of the residential structure of the high-income classes, of which, influenced perhaps by an improved idiologic model, hope to enjoy the advantages offered by a rural area but also taking advantage of the convenience offered by the urban benefits; plus the opportunity to keep working in the city. The process of rural urbanization conceived in a global strategy of spatial structures, can be considered as a selection and appropriation mechanism of the best areas for the future urban expansion. From this perspective, it is interesting to call attention to the process by which certain social sectors are now projecting the future organization of the metropolitan area.  In reference to the real-estate capital invested in the study areas, and specifically to Costa Rica capital, this investment in the promotion of real-estate, acts as a shelter sector, by changing the course of direction of the capital accumulated in the other economic sectors, especially considering that the real-estate sector insures more secure profits in spite of the relatively insignificant recuperation rate of the capital investment comparison to the industrial sector, where more capital risks occur, above all during an economic crisis.  At present, the zones influenced by rural urbanization are affected by a modification in their productive structure, in other words, what were once agricultural zones, are now converted to residential zones. This produces spectacular changes in the composition of the work force by producing service-oriented employment that leads to the following abandonment of the agricultural activities.  From a social point of view, this rural urbanization pattern provokes a marked spatial segregation, in which an exclusive high income social group with a particularly consuming life style is noted at one level, and on the other, social groups that inhered patterns of rural life with more traditional lifestyles. In reference to the community level in the study areas, localized conflicts have emerged between local people and the new residents. These conflicts are highly conditioned by the insertion in the communities of these new residents.       RESUME   Ce document préliminaire décrit un phénomène assez récent au Costa Rica, qui affecte plus particulièrement la « Vallée Centrale ». il s’agit de l’urbanisation de l’espace agricole.  Ce sont des espaces franchement ruraux, bien au-delà des banlieues, qui sont affectés par ce processus qui, en conséquence, montre des caractères différents: comme se maintien de la organisation social liée aux activités agricoles; en face l’infiltration d’un autre mode de vie dû à sa transformation en espace résidentiel pour classes aux revenus élevés qui, peut-être, influencées par un modèle culturel importé, préfèrent une localisation qui puisée leus offrir à  la fois les avantages de vivre dans un espace rural avec ceux de la ville, lieu de travail suffisamment proche dont elles continuent à pouvoir utiliser ses services. Ce modèle culturel doit être considère en fonction du processus de métropolitain apparu dan le pays. L’urbanisation de l’espace rural, dans une stratégie globale de structuration de l’espace peut se considérer comme un mécanisme de sélection et d’appropriation des meilleurs sites de l’expansion urbaine future.  Dans cette perspective, il est intéressant de constater qu’il existe déjà, de la part certains secteurs sociaux, un projet d’organisation de l’espace métropolitain futur. Le foncier est considéré comme un secteur refuge pour les capitaux nationaux d’où l’intérêt de la spéculation pour ces zones. En effet, ce placement, plus sûr, malgré un plus faible taux de récupération du capital, est préfère à d’ autres- comme l’investissement industriel- plus rentables, mais plus risqués, surtout en temps de crise. L’urbanisation de l’espace rural s’accompagne d’une modification des structures productives : moins d’agriculture et évolution de l’emploi vers le tertiaire liée à la présence de nouveaux résidents. Du point de vue social, cette situation se traduit par une très nette ségrégation spatiale. D’un côte, un group socio-économique aux revenus élèves représentant  la société de consommation ; de l’autre, les ruraux au style de vie plus traditionnel. Il en résulte une certaine tension entre les deux groupes.

When wandering around a city such as Sao Paulo, we are surrounded by letters, numbers and symbols. These elements form part of an environment full of signs in many shapes and sizes that compete for our attention. Our perception of these elements contributes towards our spatial guidance and sense of place. The idea of `reading` the city, or urban environment, was introduced by Kevin Lynch, for whom reading the urban structure follows on from recognizing or identifying its numerous visual elements, not necessarily verbal ones. Beginning with a brief bibliographic review of perception theories, this article combines concepts from environmental psychology with concerns brought up by the fields of information design and epigraphy studies, setting out the basis of a methodological proposal for the study of typography and lettering in the urban environment.

This paper analyzes the production of apartment buildings for the middle-income segment in the city of So Paulo, Brazil, from a historical perspective. Tracing the response to the occupants` needs, the focus is on family profiles and their demands, the relationship between architectural design and marketing, and satisfaction levels of current users. The paper begins with a brief historical overview of how apartment buildings have evolved over the past eight decades, highlighting the consolidation of the tripartite model. Next, it analyzes family profiles and their current needs, which would call for a redesign of domestic space. From a different angle, it shows how the real-estate market reacts to this situation, namely by introducing minor changes in the domestic space that are closely linked to major investments in marketing. This leads to a discussion on the quality of recent architectural designs in light of Post-Occupancy Evaluation (POE) case studies, which corroborate the tendencies previously outlined. The conclusions drawn from the POEs suggest that the market should establish a closer and deeper relationship between the assessment of the human behavior in the domestic space and the architectural quality of homes as a means of increasing satisfaction levels and improving design performance.

Suppose a seller wants to sell k similar or identical objects and there are n > k potential buyers. Suppose that each buyer wants only one object. In this case, we suggest the use of a simultaneous auction that would work as follows. Players are asked to submit sealed bids for one object. The individual with the highest bid chooses an object first; the individual with the second-highest bid chooses the next object; and this process continues until the individual with the kth highest bid receives the last object. Each individual pays the equivalent to his or her bid. When objects are identical, we show that the proposed auction generates the same revenue as a first-price sealed-bid sequential auction. When objects are perfectly correlated, there is no known solution for sequential auctions, whereas we can characterize bidding strategies in the proposed auction. Moreover, the proposed auction is optimal (given an appropriately chosen reserve price), and it may be easier and cheaper to run than a sequential auction.

This study examines the relationship between management accounting and planning profiles in Brazilian companies. The main goal is to understand the consequences of not including a fully structured management accounting scheme in the planning process. The authors conducted a field research among medium and large-sized companies, using a probabilistic sample from a population of 2281 companies. Using analytic hierarchy process (AHP) and statistical cluster analysis, the authors grouped the entities` strategic budget planning processes into five profiles, after which the authors applied statistical tests to assess the five clusters. The study concludes that poor or fully implemented strategic and budget-planning processes relate to the management accounting profiles of the Brazilian organizations studied. (C) 2009 Elsevier Inc. Essa dissertação estuda as características relevantes na formação do preço de venda e aluguel, analisando também as diferenças entre esses atributos para apartamentos na cidade de Vitória/ES, preenchendo uma lacuna ainda não desenvolvida, tendo em vista a possibilidade de comparação entre preços de aluguel e venda. O constructo teórico teve como fundamento abordagem de preços hedônicos, aplicada em estudos de Waugh (1928) e Court (1939), mas formalmente desenvolvida teoricamente por Lancaster (1966) e Rosen (1974), e aplicadas e discutidas por Palmquist (1984) e Sheppard (1999). A revisão de literatura mostra que existe impactos tanto em relação aos aspectos físicos dos imóveis, como características externas, como violência, facilidade de acesso, ou presença de estações de trens ou mercados no entorno, dentre outras. A amostra partiu de uma listagem de oferta de imóveis no site da Netimóveis durante os meses de maio e junho de 2014, contando com um número de 563 observações para venda e 185 para locação. Além dessas duas amostras, foram elaboradas análises com relação a subamostras que possuíam a variável valor do condomínio, buscando ampliar as variáveis explicativas coletadas. A análise dos resultados foi feita com utilização da estatística descritiva, correlação entre variáveis e regressão múltipla, sendo essa última aplicada nos 6 modelos propostos para cada amostra, posteriormente propondo um modelo final para venda e aluguel. No que tange as hipóteses utilizadas e aplicadas nos modelos, parte delas foram utilizadas tendo em base estudos prévios, e outras, como o sol da manhã, por exemplo, foram apresentadas como propostas. Dos resultados encontrados, muitos corroboraram com estudos anteriores, confirmando que variáveis como área, vagas na garagem, varanda, anda e posição de frente da unidade, piscina e localização em bairros nobres impactam positivamente no preço dos imóveis, independente se venda ou aluguel. Como diferenças, foi possível identificar que as variáveis presença de elevador, playground e valor do condomínio participam positivamente da explicação do preço de venda, enquanto, presença de quadra, mobília e sol da manhã explicam positivamente o valor do aluguel na amostra.

One is about a study of the interactions and conflicts between the distinct scales of the flows of the global production and urban mobility on the territory of the city, particularly of Vitória, Espírito Santo. From this analysis of the consequences of the new technologies of the information, of the communication and the transports on the economic and humans relations, if it considers the study of the characteristics of the two layers that act on the territory. Of the scale of the global production, the impacts of the great corporations, its physical nets and its force had been considered as territorial agent in the creation and sponsorship of plans. In the analysis of the place, the intra-urban movements of human displacements e had been considered, mainly the reasons of the trips. From the overlapping of the above-mentioned layers if it looked for to observe the interactions, conflicts and synergies between the layers the intervention in the flows demand of a coherent planning of the atract regions of trips, so that areas with infrastructure lack and services of public transport are not overloaded. Finally, as objective generality, generate with the basis in the interactions found in the overlapping, a list of subsidies for the planning of the urban flows.

Discusses the formation of urban apparatus that have characterized promote interaction, connection, inclusion and learning within the new paradigm of knowledge, which corresponds to the process of involvement/ knowledge propagation between space and urban space, caused by various combinations. Rescues the importance of physical space in the contemporary city before the increasing spread of cyberspace as one that many theorists seem to be the future of humanity. It also discusses the importance of knowledge in various fields such as Philosophy, Sociology, Education, and especially the Architecture and Urbanism, highlighting the need to think about the city according to this status of knowledge. Shows how the apparatus are found in urban public policy agenda. In this context, used as a model the polygonal 1 of the city of Vitória, consisting of eight communities that call themselves Território do Bem, focusing on how ownership and endogenous production of spaces contribute to the formation of urban apparatus. Also shows the performance of the city of Vitória through the Multiyear Plan 2010/2013, pointing out the actions and the programs that contribute to the formation of urban apparatus. The results show that the apparatus are tools of participatory urban management and city planning, contributing to the process of autonomy and social emancipation
