La valoración de inmuebles urbanos y más cuando se afronta desde un punto de vista masivo, no es una actividad sencilla. Tanto la legislación vigente en España como los estándares de valoración internacionales establecen que los valores deben de estar referenciados al valor de mercado, pero el mercado inmobiliario se caracteriza por su limitada transparencia y porque el producto es relativamente ilíquido. En este contexto, parece necesario acometer el estudio de nuevas herramientas que faciliten el establecer con mayor seguridad el valor de los inmuebles. El análisis de los factores que determinan el precio de los inmuebles permite identificar aquellas características que más inciden en el mismo, como son su tamaño, uso, tipología, calidad, antigüedad y localización. A partir de ellas y a través del estudio de la estructura urbana, localizando las zonas homogéneas y analizando las variables de su producto inmobiliario, se ha desarrollado una nueva metodología basada en el tipo edificatorio como estrategia para la valoración territorial. A lo largo de este trabajo, cuyo ámbito de análisis se ha centrado en los municipios de la Comunidad de Madrid, mediante el análisis comparado de sus características, se va a exponer cómo el tipo de estructura urbana influye significativamente en la calidad de los resultados que se obtienen. También se va a incidir en la sensibilidad de los mismos a los diferentes métodos de tratamiento de datos y de análisis matemático y estadístico. Con todo, se puede afirmar que la utilización de la metodología que se propone facilita, mejora y apoya la valoración de inmuebles, siendo posible su aplicación directa tanto para la valoración masiva de inmuebles como en la individualizada. ABSTRACT The valuation of urban property and more so when one is confronted with it from a massive point of view, is not an easy task. Taking into consideration Spain‟s current regulations as well as the international valuation standards, they establish that the values must be referred to the market value, but the real-estate market is characterised by its limited transparency and because the product is relatively illiquid. Under these circumstances, it seems necessary to undertake the study of new tools that facilitate the obtention of more accurate and secure valuation of real estate assets. The analysis of the factors that determine the price of property allow us to identify those characteristics that influence it most, such as size, use, typology, quality, age and location. Taking these points into consideration and through the study of urban structure, localising the homogeneous areas and analysing the variables of its real-estate product, a new methodology has been developed based on the type of building as well as on the local valuation strategy. Throughout this work, whose scope of analysis has been focussed on the municipalities of the Autonomous Region of Madrid through a comparative analysis of its characteristics, it will be shown how the type of urban structure can significantly influence the quality of the results that are obtained. It will also affect their sensitivity to the different methods of data processing, and of mathematical and statistical analysis. In all, one can confirm that using the methodology that is being proposed facilitates, improves and supports the valuation of properties, enabling its direct application for the mass valuation of property as well as for the individual one.

A Internet das Coisas é um novo paradigma de comunicação que estende o mundo virtual (Internet) para o mundo real com a interface e interação entre objetos. Ela possuirá um grande número de dispositivos heteregôneos interconectados, que deverá gerar um grande volume de dados. Um dos importantes desafios para seu desenvolvimento é se guardar e processar esse grande volume de dados em aceitáveis intervalos de tempo. Esta pesquisa endereça esse desafio, com a introdução de serviços de análise e reconhecimento de padrões nas camadas inferiores do modelo de para Internet das Coisas, que procura reduzir o processamento nas camadas superiores. Na pesquisa foram analisados os modelos de referência para Internet das Coisas e plataformas para desenvolvimento de aplicações nesse contexto. A nova arquitetura de implementada estende o LinkSmart Middeware pela introdução de um módulo para reconhecimento de padrões, implementa algoritmos para estimação de valores, detecção de outliers e descoberta de grupos nos dados brutos, oriundos de origens de dados. O novo módulo foi integrado à plataforma para Big Data Hadoop e usa as implementações algorítmicas do framework Mahout. Este trabalho destaca a importância da comunicação cross layer integrada à essa nova arquitetura. Nos experimentos desenvolvidos na pesquisa foram utilizadas bases de dados reais, provenientes do projeto Smart Santander, de modo a validar da nova arquitetura de IoT integrada aos serviços de análise e reconhecimento de padrões e a comunicação cross-layer.

The sea level variation (SLVtotal) is the sum of two major contributions: steric and mass-induced. The steric SLVsteric is that resulting from the thermal and salinity changes in a given water column. It only involves volume change, hence has no gravitational effect. The mass-induced SLVmass, on the other hand, arises from adding or subtracting water mass to or from the water column and has direct gravitational signature. We examine the closure of the seasonal SLV budget and estimate the relative importance of the two contributions in the Mediterranean Sea as a function of time. We use ocean altimetry data (from TOPEX/Poseidon, Jason 1, ERS, and ENVISAT missions) to estimate SLVtotal, temperature, and salinity data (from the Estimating the Circulation and Climate of the Ocean ocean model) to estimate SLVsteric, and time variable gravity data (from Gravity Recovery and Climate Experiment (GRACE) Project, April 2002 to July 2004) to estimate SLVmass. We find that the annual cycle of SLVtotal in the Mediterranean is mainly driven by SLVsteric but moderately offset by SLVmass. The agreement between the seasonal SLVmass estimations from SLVtotal – SLVsteric and from GRACE is quite remarkable; the annual cycle reaches the maximum value in mid-February, almost half a cycle later than SLVtotal or SLVsteric, which peak by mid-October and mid-September, respectively. Thus, when sea level is rising (falling), the Mediterranean Sea is actually losing (gaining) mass. Furthermore, as SLVmass is balanced by vertical (precipitation minus evaporation, P–E) and horizontal (exchange of water with the Atlantic, Black Sea, and river runoff) mass fluxes, we compared it with the P–E determined from meteorological data to estimate the annual cycle of the horizontal flux.

Este artículo aborda la investigación, realizada con los estudiantes del primer semestre de la titulación de Informática de la Facultad de Filosofía, Letras y Ciencias de la Educación de la Universidad Central del Ecuador, cuyo propósito ha sido analizar el uso de entornos de programación no mediados simbólicamente como herramienta didáctica para el desarrollo del pensamiento computacional. Se pretende establecer las posibles ventajas de aplicar este tipo de entorno para que los estudiantes desarrollen habilidades del pensamiento computacional tales como la creatividad, modelación y abstracción, entre otras, consideradas relevantes dentro de la programación. La metodología en que se apoyó la investigación es mixta, con investigación de campo y documental a nivel descriptivo. Se utilizó como instrumento un cuestionario para la recolección de datos entre el alumnado de la titulación. Finalmente, con la información recopilada se procedió al procesamiento de datos a partir de la estadística descriptiva para, así, obtener resultados que permitiesen alcanzar las pertinentes conclusiones y recomendaciones.

Subsidence is a hazard that may have natural or anthropogenic origin causing important economic losses. The area of Murcia city (SE Spain) has been affected by subsidence due to groundwater overexploitation since the year 1992. The main observed historical piezometric level declines occurred in the periods 1982–1984, 1992–1995 and 2004–2008 and showed a close correlation with the temporal evolution of ground displacements. Since 2008, the pressure recovery in the aquifer has led to an uplift of the ground surface that has been detected by the extensometers. In the present work an elastic hydro-mechanical finite element code has been used to compute the subsidence time series for 24 geotechnical boreholes, prescribing the measured groundwater table evolution. The achieved results have been compared with the displacements estimated through an advanced DInSAR technique and measured by the extensometers. These spatio-temporal comparisons have showed that, in spite of the limited geomechanical data available, the model has turned out to satisfactorily reproduce the subsidence phenomenon affecting Murcia City. The model will allow the prediction of future induced deformations and the consequences of any piezometric level variation in the study area.

The article proposes granular computing as a theoretical, formal and methodological basis for the newly emerging research field of human–data interaction (HDI). We argue that the ability to represent and reason with information granules is a prerequisite for data legibility. As such, it allows for extending the research agenda of HDI to encompass the topic of collective intelligence amplification, which is seen as an opportunity of today’s increasingly pervasive computing environments. As an example of collective intelligence amplification in HDI, we introduce a collaborative urban planning use case in a cognitive city environment and show how an iterative process of user input and human-oriented automated data processing can support collective decision making. As a basis for automated human-oriented data processing, we use the spatial granular calculus of granular geometry.
