Tutkielman päätavoitteena oli selvittää yrityksen kasvun vaikutusta omistaja-arvoon. Omistaja-arvon laskentaa selvitetään diskontatun kassavirran periaatteella. Omistaja-arvot esitettiin ja niiden kehitystä tutkittiin vuosittain aikasarjana. Kasvun vaikutuksia tutkittiin kolmella kannattavuustasolla ja kahdella pääoman tuottovaatimusprosentilla. Omistaja-arvon kehitystä verrattiin sijoitetun pääoman tuottoprosenttiin ja pääoman kiertonopeuteen. Tutkimusta varten rakennettiin yksinkertainen malliyritys, jonka rakennetta muuttamalla kyettiin tutkimaan kasvun vaikutuksia ja omistaja-arvoon vaikuttavia tekijöitä. Yrityksen kasvaessa kannattavuudella on suuri merkitys siihen, kuinka omistaja-arvo kehittyy. Tutkimus osoittaa, että yrityksen kasvu vaikuttaa omistaja-arvoa lisäävästi tiettyyn rajaan saakka, jonka jälkeen kasvu alkaa tuhota omistaja-arvoa. Tutkimuksessa löydettiin se liikevaihdon kasvun taso, jolla omistaja-arvo on korkeimmillaan. Tämä arvo ei riipu pääoman tuottovaatimustasosta. Alhaisempi pääoman tuottovaatimus luo suuremman omistaja-arvon kuin korkeampi tuottovaatimus. Tutkimus osoittaa, että vaikka kannattavuus sijoitetun pääoman tuottovaatimusprosentilla mitattuna paranee edelleen yrityksen omistaja-arvo alkaa tuhoutua jollakin tietyllä liikevaihdon kasvuntasolla. Pääoman kiertonopeus käyttäytyy sijoitetun pääoman tuottoprosentin kanssa samalla tavalla. Tutkimus osoittaa, että omistaja-arvon tuhoutuminen johtuu yrityksen tuottaman vapaan kassavirran pienentymisestä. Vapaa kassavirta alkaa pienentyä, kun kasvun vaatimat investoinnit ja käyttöpääoman lisäys kasvavat nopeammin suhteessa kasvun tuottoon verrattuna.

A pulsatile pressure-flow model was developed for in vitro quantitative color Doppler flow mapping studies of valvular regurgitation. The flow through the system was generated by a piston which was driven by stepper motors controlled by a computer. The piston was connected to acrylic chambers designed to simulate "ventricular" and "atrial" heart chambers. Inside the "ventricular" chamber, a prosthetic heart valve was placed at the inflow connection with the "atrial" chamber while another prosthetic valve was positioned at the outflow connection with flexible tubes, elastic balloons and a reservoir arranged to mimic the peripheral circulation. The flow model was filled with a 0.25% corn starch/water suspension to improve Doppler imaging. A continuous flow pump transferred the liquid from the peripheral reservoir to another one connected to the "atrial" chamber. The dimensions of the flow model were designed to permit adequate imaging by Doppler echocardiography. Acoustic windows allowed placement of transducers distal and perpendicular to the valves, so that the ultrasound beam could be positioned parallel to the valvular flow. Strain-gauge and electromagnetic transducers were used for measurements of pressure and flow in different segments of the system. The flow model was also designed to fit different sizes and types of prosthetic valves. This pulsatile flow model was able to generate pressure and flow in the physiological human range, with independent adjustment of pulse duration and rate as well as of stroke volume. This model mimics flow profiles observed in patients with regurgitant prosthetic valves.

Process management refers to improving the key functions of a company. The main functions of the case company - project management, procurement, finance, and human resource - use their own separate systems. The case company is in the process of changing its software. Different functions will use the same system in the future. This software change causes changes in some of the company’s processes. Project cash flow forecasting process is one of the changing processes. Cash flow forecasting ensures the sufficiency of money and prepares for possible changes in the future. This will help to ensure the company’s viability. The purpose of the research is to describe a new project cash flow forecasting process. In addition, the aim is to analyze the impacts of the process change, with regard to the project control department’s workload and resources through the process measurement, and how the impacts take the department’s future operations into account. The research is based on process management. Processes, their descriptions, and the way the process management uses the information, are discussed in the theory part of this research. The theory part is based on literature and articles. Project cash flow and forecasting-related benefits are also discussed. After this, the project cash flow forecasting as-is and to-be processes are described by utilizing information, obtained from the theoretical part, as well as the know-how of the project control department’s personnel. Written descriptions and cross-functional flowcharts are used for descriptions. Process measurement is based on interviews with the personnel – mainly cost controllers and department managers. The process change and the integration of two processes will allow work time for other things, for example, analysis of costs. In addition to the quality of the cash flow information will improve compared to the as-is process. Analyzing the department’s other main processes, department’s roles, and their responsibilities should be checked and redesigned. This way, there will be an opportunity to achieve the best possible efficiency and cost savings.

Copoasú será una empresa innovadora en donde se ofrecerán postres típicos colombinos con preparación tradicional y tipo gourmet, combinados con una gran variedad de bebidas típicas y tradicionales que transportarán a las personas a su lugar de origen. El punto de venta de Copoasú estará dividido con decoración que concuerde con las regionales naturales de Colombia, atendido con servicio de excelente calidad para que el cliente se sienta como en casa. Los postres serán elaborados en el mismo punto de venta por practicidad y frescura del producto por lo que el punto de venta va a tener la dotación y personal adecuado para este tipo de preparación, además de unos excelentes insumos que nos permita mantener la misma calidad en el producto. De igual manera se realizarán controles frecuentes con el fin de comprobar que no se está perdiendo la receta original, siempre buscando el mejoramiento continuo de todos y cada uno de los productos ofrecidos por Copoasú. Para la escogencia de la localización del punto de venta, como del mercado, del mercado se realizó una segmentación geográfica, escogiendo la localidad de Chapinero por tener zonas representativas para el mercado de la empresa como lo son la zona T y G .El mercado objetivo son de 345.325 personas de estrato 4,5 y 6 de edades entre 24 y 38 años con ingresos mensuales promedio entre 800.000 y 1’700.000. Se analizaron los principales competidores de Copoasu firmas como Miryam Camhi, quien lleva más de veinte y cinco años en el mercado; H&B con apenas un año de funcionamiento; Rausch, que tiene muy poco tiempo de ingresó al mercado y finalmente Jaques, quien lleva diez años de funcionamiento. Bajo los supuestos conservadores establecidos para el modelo financiero Copoasú, demostró ser viable según el análisis del balance proyectado. El punto IV de equilibrio se alcanza al finalizar el segundo año de operación.

La siguiente investigación describe una aproximación teórica al tema de los modelos de presupuestación de capital, el objetivo fundamental se basa en comprender su enfoque e importancia al momento de tomar decisiones de inversión por parte de los directores de una empresa, así como de prever los efectos de esta en un futuro. Al respecto, y sobre la base de que los modelos de presupuestación de capital son herramientas para analizar posibles erogaciones de capital por parte de una empresa, es necesario para efectos del presente proyecto de investigación, definir sus diferentes modelos desde lo teórico y metodológico, explicando los diferentes conceptos relacionados con el tema. Así mismo, se explican algunos de los indicadores financieros utilizados en las compañías para medir y estimar la “salud financiera” de la empresa, además de puntualizar su impacto en la perdurabilidad de las entidades, lo cual permite dar una visión más general sobre la importancia que trasciende de los indicadores financieros, generando un impacto positivo en la evolución o crecimiento de la organización. En complemento, la investigación aborda la presupuestación de capital de manera particular aplicado en la gestión empresarial, sean estas privadas o públicas (estatal y gubernamental). En este sentido, se abordan conceptos elaborados por diferentes académicos en los que se exponen algunas aproximaciones respecto al posible mejoramiento de la presupuestación para los sectores a los que pertenecen determinadas entidades. Finalmente, se presenta de manera explícita las conclusiones que surgieron a lo largo de la construcción del documento de investigación, con el fin de dar cumplimiento concreto al objetivo general del trabajo, el cual constituye una respuesta a la pregunta de investigación que se enunciará en el desarrollo del documento.

The level of insolvencies in the construction industry is high, when compared to other industry sectors. Given the management expertise and experience that is available to the construction industry, it seems strange that, according to the literature, the major causes of failure are lack of financial control and poor management. This indicates that with a good cash flow management, companies could be kept operating and financially healthy. It is possible to prevent failure. Although there are financial models that can be used to predict failure, they are based on company accounts, which have been shown to be an unreliable source of data. There are models available for cash flow management and forecasting and these could be used as a starting point for managers in rethinking their cash flow management practices. The research reported here has reached the stage of formulating researchable questions for an in-depth study including issues such as how contractors manage their cash flow, how payment practices can be managed without damaging others in the supply chain and the relationships between companies’ financial structures and the payment regimes to which they are subjected.

Abstract A finite difference scheme is presented for the solution of the two-dimensional shallow water equations in steady, supercritical flow. The scheme incorporates numerical characteristic decomposition, is shock capturing by design and incorporates space-marching as a result of the assumption that the flow is wholly supercritical in at least one space dimension. Results are shown for problems involving oblique hydraulic jumps and reflection from a wall.

This paper analyses the appraisal of a specialized form of real estate - data centres - that has a unique blend of locational, physical and technological characteristics that differentiate it from conventional real estate assets. Market immaturity, limited trading and a lack of pricing signals enhance levels of appraisal uncertainty and disagreement relative to conventional real estate assets. Given the problems of applying standard discounted cash flow, an approach to appraisal is proposed that uses pricing signals from traded cash flows that are similar to the cash flows generated from data centres. Based upon ‘the law of one price’, it is assumed that two assets that are expected to generate identical cash flows in the future must have the same value now. It is suggested that the expected cash flow of assets should be analysed over the life cycle of the building. Corporate bond yields are used to provide a proxy for the appropriate discount rates for lease income. Since liabilities are quite diverse, a number of proxies are suggested as discount and capitalisation rates including indexed-linked, fixed interest and zero-coupon bonds.
