Project alliancing is a new alternative to traditional project delivery systems, especially in the commercial building sector. The Collaborative Process is a theoretical model of people and systems characteristics that are required to reduce the adversarial nature of most construction projects. Although developed separately, both are responses to the same pressures. Project alliancing was just used successfully to complete the National Museum of Australia. This project was analyzed as a case study to determine the extent to which it could be classified as a “collaborative project”. Five key elements of The Collaborative Process were reviewed and numerous examples from the management of this project were cited that support the theoretical recommendations of this model. In the case of this project, significant added value was delivered to the client and many innovations resulted from the collective work of the parties to the contract. It was concluded that project alliances for commercial buildings offer many advantages over traditional project delivery systems, which are related to increasing the levels of collaboration among a project management team.

This two-storey office building and upper floor interior fit-out, completed for the 25th anniversary of Adelaide-based construction firm, Badge Constructions, is a signature building for the client, and its recently established Brisbane-based operations, and a showpiece for their commercial and industrial construction prowess and dynamic, collaborative and transparent work ethic. Situated in the industrial precinct of Bulimba’s Oxford Street, the building is a continuation of the street’s nearby commercial heart, whilst its architectural language references the adjacent industrial structures. The building’s shed-like skillion roof and western wall have been considered as a folded plane, allowing space to be considered as the inhabitation of the inner surface of this plane. The analogy of a lined garment, tailored to suit its wearer, clarifies the relationship between the western façade plane’s unadorned, monochromatic outer surface and the coloured and patterned inner surface, celebrating inhabitation. The use of typically external construction materials are re-positioned as an integral part of the building’s interior fit-out, alluding to Badge’s construction repertoire, and weakening traditional barriers between interior and exterior commercial space. In reference to its Queensland context, the external glazed line of the building is pulled back from the street, providing an eastern verandah edge and a northern court, as a part of the public realm. The upper floor office incorporates a cantilevered outdoor mezzanine within the northern court, whilst the adjacent reception area and stairwell utilises clear glazing in order to visually connect to the street. The building is designed to take advantage of natural light to the east, whilst shading habitable spaces from the north, a building strategy that reduces solar heat gain and energy consumption. Placement of the building’s amenities core to the west provides substantial bracing and allows maximum activation of the north and east street edge. A collaborative design process has resulted in an affordable commercial building with a high level of design resolution and relationship to its Brisbane context, while also challenging the traditional relationships between exterior and interior commercial space, and informed client and consultant team of allied disciplines.

Numerous environmental rating tools have developed around the world over the past decade or so, in an attempt to increase awareness of the impact buildings have on the environment. Whilst many of these tools can be applied across a variety of building types, the majority focus mainly on the commercial building sector. Only recently have some of the better known environmental rating tools become adaptable to the land development sector, where arguably the most visible environmental impacts are made. EnviroDevelopment is one such tool that enables rating of residential land development in Australia. This paper seeks to quantify the environmental benefits achieved by the environmental rating tool EnviroDevelopment, using data from its certified residential projects across Australia. This research will identify the environmental gains achieved in the residential land development sector that can be attributed to developers aspiring to gain certification under this rating tool.

Scenario 1 A buys a two storey commercial building built along the only street frontage to the property. Vehicles cannot reach the rear of the property as the building extends across the entire width of the land. A bought the building with full knowledge that vehicular access to the rest of the property had been compromised by a desire to obtain maximum street frontage for the building which was occupied by a commercial tenant. On street parking is scarce in the surrounding area. A (to the knowledge of the adjoining owner B) constructs a carpark at the rear of the building. The employees of A’s tenant have been using the carpark obtaining access via a driveway on B’s land. To formalise this arrangement, A seeks a right of way for vehicles to travel down B’s driveway to access the carpark...

Nos últimos anos, o consumo de energia vem crescendo mundialmente nos grandes centros urbanos, e esforços na área de eficiência energética estão sendo implantados, a fim de reduzir o consumo no horário da ponta e interrupções da rede. O aproveitamento das fontes renováveis, como o fotovoltaico em uma edificação se torna um atrativo a mais para a matriz energética num momento em que o país prima pela universalização dos serviços de energia e a classificação de edifícios comerciais, de serviço e públicos, além dos residenciais quanto à eficiência energética através do Procel Edifica (RTQ-C e RTQ-R). Os sistemas fotovoltaicos podem configurar perfis de uso nas edificações de modo a gerar energia para consumo próprio ou ligado à rede e ainda ter influência na arquitetura do prédio com revestimento: os perfis podem está em telhados, fachadas ou janelas, amenizando em alguns casos a carga térmica no prédio com sombreamento arquitetônico. Hoje, com o avanço da tecnologia no setor de armazenagem é possível, o atendimento com segurança e eficiência a uma edificação ou direcionar esta armazenagem a uma demanda específica como o atendimento à demanda de ciclo profundo, tais como, iluminação externa e recarga de veículos elétricos. Partindo da premissa de sistemas interruptos de energia, UPS, uso de fonte secundária como FV, baterias e Flywheel é apresentado uma forma de melhor gerenciar a energia armazenada, podendo estender a vida útil da bateria e conseqüentemente de todo o sistema fotovoltaico na edificação. Esta forma de armazenar energia proporciona um serviço de uso contínuo sem percepção das interrupções da rede com garantia de 20 anos, tal qual o módulo fotovoltaico, com esta proposta as perdas de energia elétrica na edificação serão atenuadas, pois a eletricidade será utilizada de forma eficiente e inteligente. O ponto de partida do estudo de caso no prédio do IBAM são os sistemas fotovoltaicos com geração distribuída (mini-redes) conectados à rede que são instalados para fornecer energia ao consumidor, complementando a quantidade de energia demandada, caso haja algum aumento do consumo de energia na edificação, ou ainda utilizar o sistema fotovoltaico na hora da ponta e interrupções do sistema da rede no período fora da ponta. A estocagem inercial por meio do Flywheel tem um papel fundamental nesta mini-rede (Flywheel, bateria VRLA, UPS, inversor e STS), pois a sua utilização pode ser apontada como uma inovação tecnológica quanto à regulação de tensão no sistema de energia elétrica, além de preparar a edificação para o smart-grid. Esta configuração de acumulação de energia permitiu a analise do deslocamento desta energia armazenada para o consumo no horário de ponta, mudando o conceito de sistemas fotovoltaicos autônomos no meio urbano e rural no país. Este conceito de armazenagem se confirma então como um aporte na eficiência de energia na edificação, podendo carrear economia de energia substancial, além de proporcionar uma confiabilidade no serviço de energia, com um baixo retorno do investimento e com uma garantia de funcionamento com pequena ou nenhuma manutenção durante o período de vida de 20 anos.

193 Main Street (18AP44) is located between Main Street and Duke of Gloucester Street. The property was used ass a yard related to residential and commercial buildings during the 18th and 19th centuries. In the 1930's a movie theatre and parking lot were built on the property. That structure was torn down in the 1980's and a three-story commercial building was constructed. Archaeological excavations were conducted on the property from 1985-1987. A preliminary report was written in 1986 by Paul A. Shackel. This report is the final report on the archaeological investigations at 193 Main Street.

Double Skin Façades (DSFs) are becoming increasingly popular architecture for commercial office buildings. Although DSFs are widely accepted to have the capacity to offer significant passive benefits and enable low energy building performance, there remains a paucity of knowledge with regard to their operation. Identification of the most determinant architectural parameters of DSFs is the focus of ongoing research. This paper presents an experimental and simulation study of a DSF installed on a commercial building in Dublin, Ireland. The DSF is south facing and acts to buffer the building from winter heat losses, but risks enhancing over-heating on sunny days. The façade is extensively monitored during winter months. Computational Fluid Dynamic (CFD) models are used to simulate the convective operation of the DSF. This research concludes DSFs as suited for passive, low energy architecture in temperature climates such as Ireland but identifies issues requiring attention in DSF design.

Through this research is detailed the Brazilian seismic code focused on concrete projects design related to seismic engineering. At the beginning of the research is debated the fundaments of the seismic effects, the influence factors to the development of seismic effects and also relates the main data registration happened in Brazil. The second step is study the Brazilian seismic code explaining all the concepts related to it and does a compilation to the most important international seismic code. At this research is developed the designing of a building submitted to horizontal equivalent seismic forces and the modal process based on the answer spectrum based on the brazilin seismic code. It was also developed the design of a commercial building submitted to seismic loads based on the Brazilian code answer spectrum and compared to the same building submitted to wind loads.The research also focus on projects conception and detailing of seismic engineering Project design. At the study of seismic engineering it was concluded that seismic effects require special focus on concrete structures design, proving that is the essential consider the seismic effects

This work introduces an innovative urinal for public convenience, that promotes at the same time water reuse and personal higiene, in a safe and economical way . Furthermore it demonstrates the latest technology and its technical and economical viabillity of utilization in new and already existing buildings facilities. This new model of personal higiene equipment offers as main benefits the improved economy with subsequent decrease in drinkable water consumption, sanitary safety, low cost and easy installation due to its simplicity and to the fact that it can be installed in already existing facilities. The proposal is constituted by a higienic, ecological and smart system for flushing of public urinals. It is a conjugated system of lavatory and urinal that reuses hands higienization water from the lavatory for flushing purpose. The proposed urinal can be operated manually or automatically by means of a presential sensor. The system promotes drinkable water economy by a rational utilization by avoiding the use of waste water from hand washing in place of clean water for flushing. The proposed equipment increases the economy of clean water in a simple and economical way and it can be installed in any type of public lavatory facilitie such as schools, public buildings, hospitals, commercial buildings, bus terminals, airports, stadiums, parking buildings and shopping centers. Additional benefits of the proposed system is the suggestion of hands washing before and after the use of the urinal without contamination risks from focet handling.and render more attractive the installation for a rational use of clean water in commercial and industrial buildings. Pay-back has shown to be very attractive for a number of internal return rates and also very attractive from the point of view of environmental protection.

O trabalho trata do fluxo de informações no processo de desenvolvimento de projetos, de edificações comerciais e multifamiliares verticais, gerados a partir das rotinas de comunicação entre empresa construtora, arquiteto, projetistas de estrutura, de instalações elétricas e hidrosanitárias e os procedimentos por eles aplicados, para se alcançar a qualidade desejada dos projetos. São investigados a problemática das metodologias tradicionais de projeto e a aplicabilidade de conceitos de engenharia simultânea, sugerindo a realização em paralelo das varias etapas do processo, desenvolvimento integrado de projetos do produto e da produção, estabelecimento de equipes ultidisciplinares e uma maior orientação para a satisfação do cliente final. É apresentado um método de análise capaz de identificar a maturidade das empresas construtoras para a implantação da engenharia simultânea e a explicitação do fluxo de informações, fornecendo uma visão global do processo de projeto. São realizados três estudos de caso consultando três empresas construtoras e incorporadoras e seus respectivos projetistas: arquiteto, engenheiro estrutural, elétrico e hidrosanitário, os quais corroboram as hipóteses estabelecidas na pesquisa. Como conclusão recomenda-se o desenvolvimento de modelos de processo de projeto baseados nos princípios de engenharia simultânea e métodos que possam vir a oferecer uma visão global do processo, dando suporte aos intervenientes na troca sistematizada e racionalizada das informações, objetivando a introdução de ferramentas que possam contribuir para uma modelagem do processo de projeto harmonizada com os princípios de qualidade.

The discussions about the energy rationalization are gaining more and more space on the everyday of engineers and other professionals in the field of energy. A greater focus is being tied to commercial buildings, because they are one of the biggest responsible for the high energetic expenditure according to the National Energetic Balance, especially by the use of air conditioners for the people’s thermal comfort. Such finding made INMETRO to develop a building labeling procedure through th National Program of Electric Energy Conservation in Buildings; by means of this systematic, the built areas are classified by levels that go from A(the best) to E(the worst), taking into account envelopment, illumination system and air conditioning. A bonus process based on water rationalization, use of renewable energy sources, cogeneration systems or technical innovations, allows the classification to be changed up to one level. A study made exactly on a commercial building, the building of Foundation for Technological and Scientific Development located inside of the College of Engineering of Guaratinguetá, sought to identify technical/economic alternatives for the building certification and appealed to the bonus based on water rationalization. The present study is based on analysis of deploying a cogeneration system formed by internal combustion engine and an absorption refrigeration system as bonus alternative, so that the costs are analyzed regarding energy consumption and use of the motor. With the calculations and results, the viability of the building to receive a bonus from INMETRO through its National Program for Energy Conservation in Buildings is studied and concluded from this study whether or not you can get a better level of energy efficiency for the building in question... This study is an attempt at achieving Net Zero Energy Building (NZEB) using a solar Organic Rankine Cycle (ORC) based on exergetic and economic measures. The working fluid, working conditions of the cycle, cycle configuration, and solar collector type are considered the optimization parameters for the solar ORC system. In the first section, a procedure is developed to compare ORC working fluids based on their molecular components, temperature-entropy diagram and fluid effects on the thermal efficiency, net power generated, vapor expansion ratio, and exergy efficiency of the Rankine cycle. Fluids with the best cycle performance are recognized in two different temperature levels within two different categories of fluids: refrigerants and non-refrigerants. Important factors that could lead to irreversibility reduction of the solar ORC are also investigated in this study. In the next section, the system requirements needed to maintain the electricity demand of a geothermal air-conditioned commercial building located in Pensacola of Florida is considered as the criteria to select the optimal components and optimal working condition of the system. The solar collector loop, building, and geothermal air conditioning system are modeled using TRNSYS. Available electricity bills of the building and the 3-week monitoring data on the performance of the geothermal system are employed to calibrate the simulation. The simulation is repeated for Miami and Houston in order to evaluate the effect of the different solar radiations on the system requirements. The final section discusses the exergoeconomic analysis of the ORC system with the optimum performance. Exergoeconomics rests on the philosophy that exergy is the only rational basis for assigning monetary costs to a system’s interactions with its surroundings and to the sources of thermodynamic inefficiencies within it. Exergoeconomic analysis of the optimal ORC system shows that the ratio Rex of the annual exergy loss to the capital cost can be considered a key parameter in optimizing a solar ORC system from the thermodynamic and economic point of view. It also shows that there is a systematic correlation between the exergy loss and capital cost for the investigated solar ORC system.

Com o aumento constante de procura de recursos naturais por parte dos vários setores da sociedade é urgente encontrar soluções para reduzir o seu consumo sem se travar a expansão demográfica que se tem vindo a sentir nos grandes centros urbanos. É através da implementação de medidas de sustentabilidade e pelo aumento da eficiência de utilização desses recursos que se tem vindo a combater esta tendência cada vez maior de consumismo global, sendo isto apenas possível com a implementação de ferramentas tecnológicas avançadas que permitem estabelecer limites ao considerado eficiente e premiando, em termos financeiros e de imagem de marketing, as entidades que o alcancem. O LEED é um sistema de certificação de sustentabilidade voluntário de edifícios residenciais e comerciais que estabelece métricas de comparação de parâmetros indicadores de consumos energéticos, hídricos e de materiais em todo o ciclo de vida do edifício e que tem vindo a ganhar destaque em crescendo a nível mundial. Esta dissertação teve como objetivo comparar a performance de consumo energético no âmbito do sistema LEED com a do sistema de certificação energética de edifícios nacional (SCE) de um grande edifício de serviços, estabelecendo um paralelismo de semelhanças e diferenças entre os dois e de avaliar os efeitos de potenciais medidas de eficiência energética e seus efeitos nas classificações de mérito obtidas em cada sistema. Os resultados obtidos na simulação que permitiu avaliar a performance foi muito satisfatório, tendo sido aproveitado pela empresa para efeitos de certificação LEED do edifício em estudo.

In this thesis I investigate issues of post-war concrete buildings and how we can both add value and make adaptable what we have traditionally defined as not valuable and not adaptable. 55% of United States’ commercial building stock was built between the years of 1960 and 1980, leaving 36 billion square feet of building material to be adaptively reused or at the bottom of a landfill. Currently, our culture does not value many character defining features of these buildings making the preservation of these buildings difficult, especially at this 50 year critical moment of both the attribution of a “historic” status and time when major renovation of these buildings needs to occur. How can architects add value to a building type, sometimes called “brutalist”, that building culture currently under values and thinks is “obsolete”? I tested this hypothesis using the James Forrestal Building in Washington D.C. After close study of the obsolescence, value,history and existing conditions, I propose a design that adds value to Southwest Washington D.C. and may serve as an example for post-war renewal around the country.
