This work investigates the importance of Eco-Materiais applied in the civil construction and the necessity of knowledge of the real estate market, showing the importance of application of recycled products where inserted inside of a bigger scope of the sustainable development which has the subjects as the ambient management. In the theoretical referencial boarded the recycled and perfectly ecological products that demonstrate the applicability of this type of products in the sector of the civil construction, beyond the economic and social placesThe main popouse of the real estate sector is to show the awareness and demonstration in the negotiation of property constructed with these products, therefore, already it is practised by the market of the civil construction where much time sao commercialized by real estate and the its correctors lacking in same knowledge that is more deepened on these materials, having this evidence been made with statistical application of questionnaire and analyzed with base. We finish showing the statistical results with application of 142 questionnaires in a universe of 145 real estate from Natal/RN. With this, we may say that today exists a very strong concern with the environmental laws and the generated ambient impact in the civil construction and that the real estate sector has a feeling that the necessity of if inserting in this process, therefore, the real estate market in our State is in expansion and sensible to the necessity of changes, since the Natal/RN meets in the script of the tourism the International demanding of the professional that a globalized knowledge works with property, so the necessity of understanding the environmental laws and understanding application of the echo-materias used in the construction will give a better quality of life and at the same time to protect the nature

As mudanças no cenário da engenharia civil e consequentemente da gestão da produção das obras exigem um engenheiro com perfil diferente, resultando na necessidade novas competências, relacionadas a inovação, foco no cliente, planejamento e controle, sistemas de gestão da qualidade, sustentabilidade e uma visão humanista. O objetivo principal deste artigo é identificar as competências desenvolvidas em uma empresa construtora com o processo de implantação da Aprendizagem Baseada em Problemas adaptado ao contexto organizacional. A estratégia de pesquisa adotada foi a pesquisa-ação, na qual a equipe de pesquisa atua com profissionais para melhorar a forma como estes entendem e resolvem problemas. Os resultados alcançados envolveram o desenvolvimento de competências relacionadas ao contexto organizacional, à aprendizagem individual, coletiva e organizacional, apontando problemas e possÃveis soluções de gestão na empresa. Através do desenvolvimento de competências gerenciais, foi estimulada uma visão humanÃstica, sustentável, com foco no cliente, além de um melhor sistema de gestão da qualidade. Identificaram-se problemas no sistema de gestão organizacional, ficando evidente a necessidade da criação de um ambiente propÃcio para troca de informações entre diferentes setores da empresa.

The civil construction sector has been stimulated to industrialize itself by the adoption of lean production practices in its constructive process. Given this fact, this research verify and identify good practices and difficulties in implementing lean production in construction companies in the State of São Paulo, in order to be able to formulate recommendations to potentiate the performance of the lean concepts applied. The research method used was a multiple case study, where the companies analyzed are constructors that have already initiated the lean application in their systems. From the results, a case analysis was conducted in order to note the constructors' situation in relation to lean construction and, base on this analysis, recommendations were proposed for the companies reflect on lean principles and apply them along to your construction management

The quality in construction is increasingly a concern in this sector, in view of the occurrence of problems in civil works, even when a contractor is certified by ISO 9001. The ISO 9001 certification does not ensure the maintenance of quality because it only establishes the requirements for a quality management system (QMS) to ensure standardization of processes and products. With the development of ISO 15575, standard performance, the builders took on a quality parameter with the requirements established by this Standard, which must be met. Thus, the implementation of a quality management system (QMS) becomes essential, showing users the concern for quality. This study aimed to verify, through a case study, the impact of NBR 15575 quality construction and how that standard of performance may be the key element of ISO 9001 to ensure quality maintenance of civil works

Quality Management has become an essential requirement for all companies intending to compete and ensure its place in the labor market. Several tools have been created as a way of ensuring the effectiveness of quality management, in order to control and manage the quality of services and products to ensure a final product with a high degree of competition and quality, besides satisfaction and exceeding customer expectations. Due to the great importance it has at the presente time on the world stage and internationally, civil construction felt the need to eliminate the defects and the lack of quality that have become so common over time to ensure a quality product and it´s customers satisfaction. It was then that this industry began to implement and develop more modern techniques and tools for quality control in construction. Quality achieved position in global market, defining which companies would continue and which companies would leave it, not to mention it became insistently required by the customer. Some tools such as ISO 9000 guided companies seeking a quality management. This presentation will present some of these management tools and their applicability in the civil construction industry. Thus, it will be evident that despite the current resources it is necessary that civil construction professionals abandon the idea that considers quality management a problem and begin thinking about it as a solution to prevent future errors and ensure the quality of their services

In Brazil , the construction industry is on an upward trend, mainly by the housing shortage , and yet there are few builders that take a Quality Management System ( QMS ) to improve the quality of its services and processes . The ISO 9001 standards are guidelines for an effective QMS and this certificate is recognized worldwide as a seal of quality standard. This paper will describe and analyze the implementation of a QMS in a small construction company of Guaratinguetá - SP, identifying best practices and major difficulties , besides proposing preparatory recommendations for other companies that seek the ISO 9000 certification. Access to company’s data made the nonconformities and the customer satisfaction research analysis possible, and a questionnaire and unstructured interviews allowed a deeper understanding of the situation. Despite this ISO 9000 QMS not being fully implemented, the company has already conquered some improvements in document control, project planning, process traceability and established focus on customer

The civil construction is an industrial sector of great economic importance and that it comes exponentially growing in the country. However, this activity is deficient in its management processes, and in this context that the management of construction as a way of organizing and controlling all the technical and construction of an enterprise. The literature shows that the manager has a key role throughout the process of planning, execution and analysis of the results of the work being of prime importance that all steps have its due attention in order to avoid any technical problems or lack information. The management’s main objective is the transparency of technical and financial information to investors and their assessments of physical and financial performances of the work intervened positively in quality, deadlines and costs. In this sense, this paper aims to present consideration about the proper management of a residential development in vertical construction

Quality, as well as project success, in construction projects should be capable of being regarded as the fulfillment of expectation of those contributors and stakeholders involved in such projects. Although a significant amount of quality practices have been introduced within the industry, establishment and attainment of reasonable levels of quality internationally in construction projects continues to be an ongoing problem. To date, some investigation into the introduction and improvement of quality practices and stakeholder management in the construction industry has been accomplished independently, but so far no major studies have been completed that examine comprehensively how quality management practices that particularly concentrate on the stakeholders’ perspective of quality can be used to contribute to final project quality outcomes. This paper aims to examine the process for development of a framework for better involvement of stakeholders in quality planning and practices and subsequently to contribute to higher quality outcomes within construction projects. Through extensive literature review it highlights various perceptions of quality, categorizes quality issues with particular focus on benefits and shortcomings and also examines stakeholders’ viewpoint of project quality in order to promote the improvement of outcomes throughout a project’s lifecycle. It proposes a set of arranged information as a basis for development of prospective framework which ultimately aims to improve project quality outcomes. The subsequent framework that will be developed from this research will provide project managers and owners with the required information and strategic direction to achieve their own and their stakeholders’ targets for implementation of quality practices and achievement of high quality outcomes on their future projects.

Building Information Modeling (BIM) is the use of virtual building information models to develop building design solutions and design documentation and to analyse construction processes. Recent advances in IT have enabled advanced knowledge management, which in turn facilitates sustainability and improves asset management in the civil construction industry. There are several important qualifiers and some disadvantages of the current suite of technologies. This paper outlines the benefits, enablers, and barriers associated with BIM and makes suggestions about how these issues may be addressed. The paper highlights the advantages of BIM, particularly the increased utility and speed, enhanced fault finding in all construction phases, and enhanced collaborations and visualisation of data. The paper additionally identifies a range of issues concerning the implementation of BIM as follows: IP, liability, risks, and contracts and the authenticity of users. Implementing BIM requires investment in new technology, skills training, and development of new ways of collaboration and Trade Practices concerns. However, when these challenges are overcome, BIM as a new information technology promises a new level of collaborative engineering knowledge management, designed to facilitate sustainability and asset management issues in design, construction, asset management practices, and eventually decommissioning for the civil engineering industry.

Adaptada dos conceitos da produção enxuta, a construção enxuta é uma filosofia de gestão da produção voltada à construção civil. Dos cinco princÃpios enxutos em que se baseia, o que mais tem se estudado desde a publicação do Relatório Técnico n72 Aplicação da Nova Filosofia de Produção à Construção (publicado pelo CIFE Center for Integrated Facility Engineering, ligado à Universidade de Stanford, EUA) é o Fluxo ContÃnuo. A idéia de manter o fluxo contÃnuo está diretamente ligada à continuidade da produtividade, ou seja, manter a produtividade em uma taxa constante. Aplicar o conceito enxuto de fluxo contÃnuo através da manutenção das taxas de produtividade significa gerenciar o empreendimento de modo que a execução das atividades se mantenha de acordo com os parâmetros estabelecidos durante a fase de planejamento. Por meio de ferramentas enxutas de gerenciamento é feita a simulação em Excel de três atividades pertencentes ao processo de execução de lajes prediais de edifÃcios construÃdos em estruturas metálicas: steel deck, armação e concretagem. A elaboração da planilha possibilita a avaliação das perdas ocorridas durante a execução das atividades sob a ótica do conceito de atrasos e esperas. A soma destas perdas resulta ainda em dois efeitos distintos considerados como perdas acumuladas e perdas compensadas, proporcionando ao gerente do empreendimento dados consistentes para traçar estratégicas para eliminação do desperdÃcio ou uma antevisão dos desperdÃcios que podem estar associados à execução das atividades se estas forem mal planejadas.
