Industrial companies, particularly those with induction motors and gearboxes as integral components of their systems, are utilizing Condition Monitoring (CM) systems more frequently in order to discover the need for maintenance in advance, as traditional maintenance only performs tasks when a failure has been identified. Utilizing a CM system is essential to boost productivity and minimize long-term failures that result in financial loss. The more exact and practical the CM system, the better the data analysis, which adds to a more precise maintenance forecast. This thesis project is a cooperation with PEI Vibration Monitoring s.r.l. to design and construct a low-cost vibrational condition monitoring system to check the health of induction motors and gearboxes automatically. Moreover, according to the company's request, such a system should have specs comparable to NI 9234, one of the company's standard Data Acquisition (DAQ) boards, but at a significantly cheaper price. Additionally, PEI VM Company has supplied all hardware and electronic components. The suggested CM system is capable of highprecision autonomous monitoring of induction motors and gearboxes, and it consists of a Raspberry Pi 3B and MCC 172 DAQ board.

The current design life of nuclear power plant (NPP) could potentially be extended to 80 years. During this extended plant life, all safety and operationally relevant Instrumentation & Control (I&C) systems are required to meet their designed performance requirements to ensure safe and reliable operation of the NPP, both during normal operation and subsequent to design base events. This in turn requires an adequate and documented qualification and aging management program. It is known that electrical insulation of I&C cables used in safety related circuits can degrade during their life, due to the aging effect of environmental stresses, such as temperature, radiation, vibration, etc., particularly if located in the containment area of the NPP. Thus several condition monitoring techniques are required to assess the state of the insulation. Such techniques can be used to establish a residual lifetime, based on the relationship between condition indicators and ageing stresses, hence, to support a preventive and effective maintenance program. The object of this thesis is to investigate potential electrical aging indicators (diagnostic markers) testing various I&C cable insulations subjected to an accelerated multi-stress (thermal and radiation) aging.

As predictive maintenance becomes more and more relevant in industrial environment, the possible range of applications for this maintenance strategy grows. The progresses in components technology and their reduction in price, together with the late years' advances in machine learning and in computational power, are making the implementation of predictive maintenance possible in plants where it would have previously been unreasonably costly. This is leading major pharmaceutical industries to explore the possibility of the application of condition monitoring systems on progressively less and less critical equipment. The focus of this thesis is on the implementation of a system to gather vibrational data from the motors installed in a pre-existing machine using off-the-shelf components. The final goal for the system is to provide the necessary vibration data, in the form of frequency spectra, to a machine learning system developed by IMA Digital, which will be leveraging such data to predict possible upcoming faults and to give the final client all the information necessary to plan maintenance activity according to the estimated machine condition.

Il lavoro di tesi ha avuto come obbiettivo quello di indagare il corpo normativo, lo stato dell’arte sulla gestione patrimoniale anche attraverso l’analisi di alcune esperienze condotte in Italia, per definire l’approccio metodologico e gli strumenti per la valorizzazione del patrimonio immobiliare disponibile di un Ente pubblico, applicata al caso studio del comune di Bologna, con la collaborazione del Dipartimento Lavori Pubblici, Verde, Mobilità e Patrimonio ed in particolare con il Settore Patrimonio. L’indagine si è concentrata sulla sezione dei fabbricati del patrimonio edilizio comunale e non sui terreni, in quanto ritenuta più interessante ai fini della valorizzazione. Il patrimonio immobiliare del comune di Bologna, secondo il materiale fornito, è composto da circa 1800 unità di varia natura e dimensione; tuttavia la maggior parte di queste proprietà fanno parte del patrimonio indisponibile. Il presente lavoro, ha riguardato il patrimonio disponibile distribuito su tutto il territorio metropolitano di Bologna, per il quale è stata condotta l’indagine per fornire gli elementi necessari per sviluppare alternative per la sua valorizzazione. L’analisi condotta sul patrimonio disponibile del comune di Bologna, nonostante le varie selezioni effettuate sull’elenco fornito, ha portato ad individuare un numero considerevole di immobili valorizzabili, per i quali è emerso uno stato di conoscenza generale piuttosto scarso. E’ emersa quindi la difficoltà da parte dell’amministrazione di occuparsi degli immobili, che non sono direttamente utilizzati a fini istituzionali per la loro messa a reddito, nonostante si abbiano a disposizione strumenti normativi specifici per questo tipo di operazioni.

Globalization has increased the pressure on organizations and companies to operate in the most efficient and economic way. This tendency promotes that companies concentrate more and more on their core businesses, outsource less profitable departments and services to reduce costs. By contrast to earlier times, companies are highly specialized and have a low real net output ratio. For being able to provide the consumers with the right products, those companies have to collaborate with other suppliers and form large supply chains. An effect of large supply chains is the deficiency of high stocks and stockholding costs. This fact has lead to the rapid spread of Just-in-Time logistic concepts aimed minimizing stock by simultaneous high availability of products. Those concurring goals, minimizing stock by simultaneous high product availability, claim for high availability of the production systems in the way that an incoming order can immediately processed. Besides of design aspects and the quality of the production system, maintenance has a strong impact on production system availability. In the last decades, there has been many attempts to create maintenance models for availability optimization. Most of them concentrated on the availability aspect only without incorporating further aspects as logistics and profitability of the overall system. However, production system operator’s main intention is to optimize the profitability of the production system and not the availability of the production system. Thus, classic models, limited to represent and optimize maintenance strategies under the light of availability, fail. A novel approach, incorporating all financial impacting processes of and around a production system, is needed. The proposed model is subdivided into three parts, maintenance module, production module and connection module. This subdivision provides easy maintainability and simple extendability. Within those modules, all aspect of production process are modeled. Main part of the work lies in the extended maintenance and failure module that offers a representation of different maintenance strategies but also incorporates the effect of over-maintaining and failed maintenance (maintenance induced failures). Order release and seizing of the production system are modeled in the production part. Due to computational power limitation, it was not possible to run the simulation and the optimization with the fully developed production model. Thus, the production model was reduced to a black-box without higher degree of details.

La tesi ha come obiettivo quello di analizzare l’evoluzione del settore della manutenzione edilizia e del cambiamento della politica manutentiva in relazione ai progressi portati dai nuovi strumenti informatici: facendo quindi riferimento ad uno specifico caso di studio e integrando l’utilizzo di software BIM, lo scopo è stato quello di programmare un life cycle adeguato. La prima parte della tesi delinea il cambiamento del quadro normativo dell’ambito della manutenzione e definisce lo stato dell’arte della pratica manutentiva, sia dal punto di vista tecnico e applicativo, ma anche da quello gestionale ed economico, con particolare riferimento al Maintenance Management. Nella seconda parte viene invece approfondito il caso studio di uno studentato di Atene facente parte del programma ProGETonE, definendo gli elementi che possono portare ad una corretta gestione del ciclo di vita di questo fabbricato: l’analisi parte da un approccio tradizionale, basato sul computo metrico e sulla PBS, ma si sviluppa e completa attraverso l’utilizzo di Revit e Mantus-P, con la relativa stesura finale di un piano di manutenzione. Questo processo ha portato ad evidenziare le differenze e i vantaggi che si possono trarre dal cambio di prospettiva e di strumenti nell’ambito della manutenzione edilizia.
