Globally wc arc grappling with the concept of sustainability. What does it mean and how should we respond to ensure that the planet's current ecosystems survive? Architects are in the 'front line' because of the impact of buildings on resource use and waste generation. Most definitions of sustainability are unhelpful because of their wordiness, lack of detail or ambiguity. Others distort the concept of sustainability to allow business-as-usual (i.e., unsustainable) activity to continue. Using one particular model of sustainability, this paper explores the ethical dilemma faced by architects in the residential sector when confronted by a client who wants a house that is clearly unsustainable. The paper begins with definitions of sustainability and ethics; then the literature examining sustainable architecture is reviewed for possible solutions to the dilemma. Two indicators are suggested to make a broad-brush assessment of sustainability. Finally, some practical options for the practising architect are suggested.

Prefabricated building systems are once again gaining popularity. The new prefabricated paradigm offers the integration of several approaches previously ignored: automated manufacturing, integrated building services and environmental sustainable principles. Consistency, predictable environmental control, modular flexibility, quick assembly and affordability are promising features of modern manufactured construction. Though the concept of prefabricated building is not new, this type of construction may be the only hope in obtaining a truely sustainable architecture for our future.

This paper attempts to define and evaluate several prefabricated building systems, ranging from a ‘kit-of-parts’ to fully assembled ‘volumetric’ modules. It aims to categorise various manufactured types among a vast amount of information, and to observe their attributes regarding materials, flexibility, structural integrity, delivery and constructability. This paper suggests that pre-fabricated architecture can deliver high order design and diversity within the framework of waste reduction, renewable systems integration and optimal performance.

Residential housing is often evaluated against single or at best a limited number of similar criteria. These include quantifiable indicators such as energy use and its associated greenhouse gas emissions. It might also include material consumption from an embodied energy or resource use perspective. Social factors or qualitative indicators may be evaluated but are rarely placed or juxtaposed alongside these quantifiable indicators. A one-dimensional approach will be limiting because sustainable development includes both environmental and social factors. This paper describes the methodologies that have been developed to assess housing developments against five quite different criteria. These are: energy use, resource use, neighbourhood character, neighbourhood connectedness and diversity. In each case, high and low sustainability practice has been identified so that ranking is possible. These methodologies have then been tested by evaluating a typical precinct (approximately 400 m by 400 m) of a 1970-80s housing development in a suburb of Geelong. The rankings of the particular precinct have then been combined in a visual way to assist in the evaluation of the housing in a more holistic way. The results of this evaluation method are presented, along with a discussion of the strengths and weaknesses of the methodologies. The research is the outcome of collaboration by a cross-disciplinary group of academics within Deakin’s School of Architecture and Building.

Purpose: The main purpose of the study is to promote consideration of the issues and approaches available for costing sustainable buildings with a view to minimising cost overruns, occasioned by conservative whole-life cost estimates. The paper primarily looks at the impact of adopting continuity in whole-life cost models for zero carbon houses. Design/methodology/approach: The study embraces a mathematically based risk procedure based on the binomial theorem for analysing the cost implication of the Lighthouse zero-carbon house project. A practical application of the continuous whole-life cost model is developed and results are compared with existing whole-life cost techniques using finite element methods and Monte Carlo analysis. Findings: With standard whole-life costing, discounted present-value analysis tends to underestimate the cost of a project. Adopting continuity in whole-life cost models presents a clearer picture and profile of the economic realities and decision-choices confronting clients and policy-makers. It also expands the informative scope on the costs of zero-carbon housing projects. Research limitations/implications: A primary limitation in this work is its focus on just one property type as the unit of analysis. This research is also limited in its consideration of initial and running cost categories only. The capital cost figures for the Lighthouse are indicative rather than definitive. Practical implications: The continuous whole-life cost technique is a novel and innovative approach in financial appraisal [...] Benefits of an improved costing framework will be far-reaching in establishing effective policies aimed at client acceptance and optimally performing supply chain networks. Originality/value: The continuous whole-life costing pioneers an experimental departure from the stereo-typical discounting mechanism in standard whole-life costing procedures.

While the problem of living in a sustainable way must be addressed by all sectors of society, architects are arguably in the 'front line' because of the impact of buildings in terms of resource use and waste generation. Most definitions of sustainability are unhelpful because of their wordiness, lack of detail or ambiguity. Others distort the concept of sustainability to allow business-as-usual (i.e. unsustainable) activity to continue. Using one particular model of sustainability, this paper explores the apparent contradictions between architectural practice in the residential sector, 'sustainable' housing and the desire to behave ethically. The paper begins with definitions of sustainability and ethics, together with some guiding principles. The literature examining the ethics of sustainable architecture is then reviewed. Two indicators are suggested to make a broad-brush assessment of sustainability. Current practice in Australian residential architectural design, both mainstream and 'green', is then critiqued against these indicators. Finally, some practical options for a practising architect faced with a client, who wants an 'unsustainable' house, are briefly explored.

Housing developers in Malaysia have been focusing on providing more homes to deal with the ever growing urban population, and have failed to address environmental issues which run parallel to these housing developments. The thesis identifies and suggests possible actions enabling future housing developments to incorporate sustainable elements.

With the rapid rate of urbanization and pressing need for higher levels of sustainable development within the built environment in China, the housing construction industry presently is facing urgency of shaping a sustainable construction process. This paper examines several sustainability challenges from the large-scale urban housing construction, and explores the connection between off-site innovation and sustainability within a context of China's housing construction industry. The study also identifies four pillars of strategy agendas that could enhance an enabling innovation environment for the ultimate goal of sustainability: (1) institutional environment, (2) public housing market, (3) organisational actions and (4) technological capacity. The knowledge and research findings presented in this paper would provide a ground framework that helps evaluate and assess the significances of off-site innovation to assist with a sustainable built environment.

Zhai Xiaolin undertook a study of off-site construction in China's housing construction industry during her past four years PhD study. Her research provides an original thinking of embracing offsite construction as a method to help China's construction industry towards a more sustainable built environment. Also her research findings provide possible implications for other developing countries that are also seeking to identify and overcome sustainable crisis in construction industry.

Unfortunately many home owners and home-buyers are unaware of the relationship between sustainability and value, especially with regard to the potential added value to their home. Payback periods can be different depending on factors such as the initial capital outlay and the levels of depreciation and obsolescence, as well as savings made (if any) to the running costs of the home

This paper explores a new paradigm in housing, where dwellings will be pre-fabricated, modular, energy efficient, transportable and use renewable and/or recyclable resources. The paper reviews previous attempts to produce housing, which meets some of the criteria for this new paradigm. Their advantages and disadvantages are discussed. An approach towards a new type of modular prefabricated unit is proposed. A preliminary energy analysis, comparing a present relocatable classroom construction with one upgraded, is provided as an example towards low energy building operation. Finally, conclusions are drawn about the requirements of future housing if we are to progress towards sustainability.

Sustainability has rapidly become one of the most important issues in wider society, where recent attention has been focused on sustainable practices in the built environment such as the design, construction and operation of new buildings. Although detached houses are one of the largest land uses in the built environment, it is surprising that relatively little research has been conducted into the implementation and demand for sustainability. Even though the technology exists for increasing sustainability in housing, it appears that little attention has been given to the added value that sustainability can give to a property.

This paper discusses recent developments in sustainability with regards to housing. It identifies and groups the various options available to a housing owner, although the focus is placed on how much the sustainable features add (or detract) from the value of the home. Consideration is given to the existing valuation methods that are used to assess the value of a residential property and also the ease of implementation.

The introduction of assembly line techniques to vehicle manufacturing by Henry Ford in the early 1900s dramatically reduced production costs, improved quality and made cars affordable to all. As a consequence people’s lives, cities and society were transformed.
Many attempts have been made to apply vehicle mass production techniques to domestic housing manufacturing, but the success has been limited largely due to underdeveloped manufacturing processes, incomplete integration of building services and limited consideration of environmental performance.
This paper describes an approach that promises to revolutionize the building market in Australia by providing architect designed attractive high quality comfortable modular housing system that incorporates state-of-the-art services and controls. Costs, GHG emissions and material wastage are all substantially less than timber framed housing construction commonly used in Australia.

This paper is the final report of a research project spanning three years, exploring three field locations and capturing the stories of forty (plus) housing workers. Using an ethnographic research approach, this paper provides an account of how housing workers use language and stories to understand and make sense of their challenging and changing work. First hand accounts ('stories') about every day housing work frame the data in this paper, explaining how housing workers in Victoria have experienced and made sense of the shift from public housing as 'affordable housing for the working poor' to 'housing of last resort for the most vulnerable and needy members of the community'. Using a number of composite stories, this paper provides the reader with a glimpse into the work of public housing staff, transporting the leader from the relatively static world of policy and procedure to the more colorful world of tenants with 'high and complex' needs, 'wicked' problems, weary staff and the daily reality of organisational change.

A unique feature of this research is the comparison of how different workers use stories to build a range of 'socially constructed realities' around the housing work and its wicked problems. This paper compares and contrasts the socially constructed realities of frontline staff with the corresponding social realities of the managers at head office (and vice versa). This 'same problem, different perspective' approach allows the reader to better understand how the same problem is understood and approached in different ways, depending on the individual's organisational role, responsibly and authority. Using stories about 'working with problem tenants', 'collecting rental arrears from the poor and marginalised', 'maintaining old, neglected properties' and 'coping with organisational change', this paper illustrates how the shifting (and sometimes contradictory) construction of housing problems has meant that the organisation has long struggled to devise and implement sustainable remedies to these problems.

The following pages describe how the problems identified in the Housing Office Review (and experienced in the daily work of the 'modern day' housing worker) are simply a contemporary manifestation of 'age old public housing issues'. This paper describes and explains how housing staff have long used narrative to make sense of their often difficult work and ultimately, how they understand and experience a major process of operational policy change associated with the shift from 'public' housing to 'welfare' housing.
