The lack of sufficient financial drivers are preventing significant investment in sustainability because stakeholders have only very limited ability to measure the sustainability of the building or understand the impact upon the value. Valuers are unable to indicate or clarify whether sustainability is affecting market value as there is an absence of detailed market evidence, sales data and lease transactions of sustainable building. Leaving both Valuers and other stakeholders uncertain of the value implication as there is no reliable evidence as to whether sustainable buildings are feasible (Lutzkendorf and Lorenz, 2005). One of the key barriers is the confusion evident in the industry particularly the measurement of sustainability in commercial property. Although a range of environmental rating tools exist for buildings globally in commercial property, the synergy between these tools and identification of the relationship between the measurement and market value is inherently blurred due to the unique nature of the compilation of points attributed in the rating tools for sustainability or energy certificates in commercial property. The paper examines the challenges that face the Valuation profession in assessing the impact of sustainability on market value.

Using a number of literary sources with sustainable design and architectural phenomenology as their foundation, this paper uses Integral theory, drawing on the writings of Ken Wilber and Mark DeKay to justify the importance of human architectural experience in the holistic view of sustainable design. The literature critiques modern practices and ideas of sustainability and identifies factors that contribute towards the success of sustainable building. It explores the implications for an Integral approach to sustainable design and then uses it to analyse the relationships that exist between the objective and the subjective value spheres of Integral theory.

Owners and tenants of sustainable buildings are now realising the sustainable building that they own or occupy and also how they use the building have a significant impact on their work practices. These stakeholders are demanding sustainability outcomes such as improved occupant health and performance, lower energy and material consumption use as well as encouraging healthy ecosystem in their sustainable building. Clearly the level of user knowledge about a sustainable building and its technologies makes a difference about the actual behaviour towards sustainable buildings (Knott 2007, Stenberg 2007) There remains two major challenge faced by sustainable building occupants: (i) addressing the gap between an occupant's expectations of sustainable building outcomes and what the building actually provides and (ii) overcoming the lack of user knowledge about sustainability design and operation for a particular with regards to performance (Jailani et. al, 2011). This is an innovative study designed to address these challenges. It uses a focus group approach to investigate the gap between (a) user expectations and (b) sustainable building performance, with reference to the relationship between interactive learning process and the level of implementation of sustainability in commercial buildings. The outcome from the study will provide a post-occupancy evaluation of the perception of occupants in sustainable buildings. Most importantly, this information can then assist architects and designers in private and government organisations to successfully develop future sustainable design and policy which can fully capitalise on the original intention when delivering sustainable buildings, as well as providing an innovative feedback mechanism between occupiers and architects.

DeKay’s concept of Integral Sustainable Design (ISD) is based on Integral Theory, a framework proposed by the American philosopher, Ken Wilber. It offers four simultaneous perspectives (represented by quadrants) which each take a different view of the problem. The ‘experiences’ quadrant focuses on individual human experiences. The ‘behaviours’ quadrant looks at environmental performance. The ‘cultures’ perspective focuses on the collective interpretation of meaning, symbolism and worldviews and the ‘systems’ quadrant investigates the response and interaction with context. Integral Theory can act as a reminder for architects of the different perspectives that a sustainable building should address. In order to evaluate ISD, the Waterfront Campus Building of Deakin University has been used as a case study. The building, its performance, impact and perception, has been evaluated using both quantitative and qualitative data. Two surveys have been conducted to gather qualitative data to: (i) determine the experience of building users (staff and students) and (ii) the perception of non-users (Geelong residents and tourists). Data from building services and a site analysis has enabled quantitative assessments to be made. These inputs have been analysed, guided by ISD, to evaluate the usefulness of ISD as a sustainability assessment tool.

This research aims to understand the attitudes and behaviours of stakeholders towards waste management and consequently identify ways of improving waste management practices in construction projects. Semi-structured interviews were conducted. The findings reveal that most of the decisions in construction projects are based on their financial returns unless there is a special requirement to comply with Green Star or any other sustainable building rating system. Even though there is a trend towards environment-friendly construction, contractors are favourable towards methods involving financial incentives. Results also indicate that private developers are more price-driven compared with government clients. Findings reveal the necessity of enforcing legislation to improve waste management practices until such practices become culturally embedded in organizations across the supply chain. Similarly, end users' motivation towards waste management was also identified as a key to encouraging stakeholders of construction projects and improving their attitudes and behaviours towards waste management practices.

A reliable forecasting for future construction costs or prices would help to ensure the budget of a construction project can be well planned and limited resources can be allocated more appropriately in construction firms. Although many studies have been focused on the construction price modelling and forecasting, few researchers have considered the impacts of the global economic events and seasonality in price modelling and forecasting. In this study, an advanced multivariate modelling technique, namely the vector correction (VEC) model with dummy variables was employed and the impacts of the global economic event and seasonality were factored into the forecasting model for the building construction price in the Australian construction market. Research findings suggest that a long-run equilibrium relationship exists among the price, levels of supply and demand in the construction market. The reliability of forecasting models was examined by mean absolute percentage error (MAPE) and The Theil's inequality coefficient U tests. The results of MAPE and U tests suggest that the conventional VEC model and the VEC model with dummy variable are both acceptable for forecasting building construction prices, while the VEC model that considered external impacts achieves higher prediction accuracy than the conventional VEC model does.

To address imminent concerns of global food security and agricultural sustainability, international research activities are increasingly focusing on ways of improving the food system’s efficiency and effectiveness at providing nutritious food for all in an environmentally sustainable manner. A significant component of this will involve understanding and ultimately influencing people’s dietary choices. However, for people-oriented intervention strategies to be effective, the gaps between existing behaviour and what is required for environmentally sustainable and healthy food choices must be specified. This paper identifies priority areas for behavioural change in relation to the types of food purchased, how they have been produced and the individual’s food provisioning behaviour. In order to determine the most effective ways to influence people’s consumption behaviour in light of these priority areas, the authors conducted a pilot study on a group of 163 Australians who would be expected to be ‘early adopters’ of a sustainable diet. Results show that only around 1 in 10 are presently actively engaged in reducing the environmental impact of their diets in these priority areas. Hence, there is a significant need to engage many more people in sustainable dietary behaviours. Furthermore, it was found that areas where interventions are most likely to have the largest impact, based on high cost to the environment and likelihood of citizens changing their behaviour, are reducing the amount of food waste generated in the household and lowering the amount of junk food eaten.

The demolition of constructed structures has earned a negative reputation for the construction industry due to the enormous amount of waste that is sent to landfills. Demolition waste reuse and recycling is, therefore, significant; it is a new and illustrative perspective on demolition waste management from the viewpoint of the building material lifecycle. It is discovered that demolition waste reuse and recycling plays important roles in value transformation for building material lifecycle, local economics,
sustainable environment and nature resource conservation. In this research article, the authors aim to pinpoint demolition waste management in the lifecycle of building materials, and to examine various economic and environmental aspects of demolition waste reuse and recycling. In addition, the barriers, limitations and solutions for improving the implementation of demolition waste reuse and recycling are discussed in the article.

The emergence of the global ecological crisis is presenting unique opportunities for the coordination of ethical thinking across cultural boundaries. Harm minimization as an ethical imperative operates as the ‘modus operandi’ behind both Ecologically Sustainable Design (ESD) and Buddhist practice. The architectural response to ESD is founded upon the ‘Declaration of Interdependence for a Sustainable Future’ adopted in 1993 by the International Union of Architects, of which the RAIA is a member.

Buddhism is a response to existential concerns universal to humanity. It developed as a set of principles for personal transformation known as the Four Noble Truths elucidated two and a half thousand years ago. Buddhist meditation practise ‘interrupts automatic patterns of conditioned behaviour’ recognised as the major obstacle to be overcome in any programme for change. Unsustainable egocentric behaviour is considered fundamental to our global ecological crisis and calls for radical behavioural change are increasingly being heard at the professional as well as the personal level. Emerging synergies between the Western cognitive sciences and Buddhist study of the mind increasingly validate the Tibetan Buddhist mind development phenomenon. Buddhists argue that their programme for enhancing ethical behaviour through mind development is a step-by step process of observation and analysis built upon empirical observation – a fundamental pre-requisite of any ‘scientific’ enquiry. Collaborative research programmes currently underway are an attempt to re-interpret Buddhist meditation techniques within a framework acceptable to Western scientific understanding. A truly holistic approach to harm minimization requires its consideration.

Changes in the funding of tertiary education resulting in less one-to-one staff/student contact time mean that we cannot continue to teach as we have historically been taught. If design schools are unable to implement strategies that successfully overcome resource intensive studio teaching programs, then current architectural education may for many higher education providers be based on an unsustainable course structure. Rather than spreading their time thinly over a large number of individual projects, an increasing number of lecturers are setting group projects. This allows them to co-ordinate longer and more in-depth review sessions on a smaller number of assignments. However, while the group model may reflect the realities of the design process in practice, the approach is not without short comings as a teaching archetype for the assessment of individual skill competencies. Hence, what is clear is the need for a readily adoptable andragogy for the teaching and assessment of group design projects.
The following describes the background, methodology and early results of a Strategic Teaching and Learning Grant currently running at the School of Architecture and Building at Deakin University. The project is evaluating two design programs at Deakin and it is envisaged that the results of the
investigation may inform other project-based teaching disciplines experiencing a similar need for new knowledge and skill-based delivery due to increasing staff-student ratios.
