Reabilitação térmica e acústica de edifícios antigos

A reabilitação urbana tem vindo a ganhar relevo dentro do sector da construção, devido ao abrandamento da construção nova e o envelhecimento do parque habitacional. Porém, o investimento nesta área em Portugal é reduzido em comparação com os restantes países da Europa. Dois factores que explicam o reduzido investimento é a dificuldade em cumprir a actual legislação da construção e, a falta de informação acerca dos processos construtivos e materiais tradicionais. Os edifícios “Gaioleiros” são uma tipologia construtiva que surgiu durante a expansão urbana de Lisboa ocorrida no final do século XIX e início do século XX. Devido à especulação imobiliária que então desponto, foram utilizados materiais de fraca qualidade e pouco rigor nas técnicas construtivas adoptadas na construção destes edifícios, conferindo-lhes assim pouca qualidade construtiva. Actualmente esta tipologia representa uma grande parte do parque habitacional de Lisboa e, por conseguinte, inserem-se num património que é importante preservar. A degradação dos edifícios verifica-se não só pelo envelhecimento natural dos materiais, como também pelo uso diferente do inicialmente previsto e intervenções erróneas para suprir as novas necessidades. Este trabalho consiste no estudo de medidas de melhoria de eficiência térmica e acústica no campo da reabilitação de edifícios, no intuito de compreender e avaliar o impacto que estas medidas podem representar no desempenho térmico e acústico do edifício. Foi utilizado como caso de estudo deste trabalho um edifício de habitação “Gaioleiro”, para o qual foi analisado o seu desempenho térmico e acústico antes e após a aplicação de diferentes medidas de reabilitação. A reabilitação térmica e acústica de edifícios constitui uma importante ferramenta para a correção de situações de inadequação funcional, proporcionando uma melhoria nas condições de conforto dos utilizadores. Permitindo reduzir o consumo de energia para aquecimento, arrefecimento, ventilação e, possibilitando a correção de patologias ligadas às condições higrotérmicas dos edifícios.

Abstract: Urban rehabilitation has been in expansion in the construction sector, not only by the loosening of new construction but also by the aging of housing stock. However, the investment in this particular area in Portugal is reduced in comparison with the rest of Europe. There are two reasons that can explain the reduced investment, the first one is the difficulty in fulfill the regulation of construction, the other one is the lack of information about de traditional construction process and materials. “Gaioleiros” are a constructive typology which emerged during the urban expansion of Lisbon, between the end of the XIX century and the begin of XX century. Due to the speculation that was the release, were used materials with low quality combined with the lack of rigor in the techniques adopted in the construction of these buildings, which resulted on a poor construction quality. Presently this typology represents a large part of Lisbon buildings and, for that, is part of the heritage that is important to preserve. The deterioration of these buildings happens due to the natural aging but also the overhead use and maladjusted changes to its suitable for new needs. This work consists in the study of improvement measures thermal efficiency and acoustic in the building’s rehabilitation field, in order to understand and evaluate the impact of this measures can represent in the thermal and acoustic performance. It was used as case study for this work a “Gaioleiro” building of single family, for which was analyzed the thermal and acoustic performance after and before the application of different rehabilitation measures. Thermal and acoustic rehabilitation of buildings it’s an important tool that allows correct situation of functional inadequacy, providing an improve of the comfortable conditions of users. It will allow reduce the energy consumption used for heating, cooling, ventilation and, enabling the correction oh pathologies induced by the hygrothermal conditions of buildings.
